LOTS 3 & 4, BLOCK 3
COLLEGE PARK
This is a request for a variance to the Subdivision Regulations regarding Platting and Replatting
within older subdivisions as defined in Section 18. Lots 3 and 4, Block 3, College Park, are currently
considered one building plot due to both lots being owned by a single owner since 1952.The lots were
originally platted as separate lots, each 120' X 50', for a total separate square footage of 6000 sq. ft. each.
The current regulation requires a minimum of 8500 square feet per lot.
Block 3 has a current average lot width of 70', calculated as follows:
Lot 1 - 60' wide
Lot 2 - 50' wide
Lots 3 & 4 - 100' wide 6 Building Plots Total
Lots 5 & 6 - 100' wide
Lot 7 - 50' wide 420 / 6 = 70
Lot 8 - 60' wide
Total - 420'
A variance of 20' to the average Lot width is requested, along with a variance of 2500 square feet
to the minimum lot size.
This request is to re-establish the original configuration of Lots 3 and 4 as reflected on the plat d
College Park filed in Volume 38, Page 602-605 of the Deed Records of Brazos County, Texas.
Development of the 2 resulting lots will be for single family residences, keeping in accord with the current
neighborhood. The current structures located on thelots will be removed and replaced with new
structures, adding to the overall appearance of the area.
Granting the variance should not have a negative impact on the health and safety of the current
residents of the neighborhood. There is an existing dri eway for Lot 3 on Fairview Avenue, and the
driveway for Lot 4 will be placed on Kerry Street, having no impact on the existing flow of traffic.
