The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, May 20, 2008, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, June 5, 2008, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Nineteen (19) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Our GIS staff has determined that the metes and bounds for this plat do not close. 2. Please redraw the city limit line. 3. Please provide the block number for Common Area L. 4. Feel free to remove anything in the legend that does not pertain to the plat. 5. Please lighten the phase line for contrast between the subdivision line and phase line. 6. Remove Note 1 regarding HOA. 7. Plat - Please make plat boundary line thicker as it is hard to distinguish from lines separating sections. 2. Plat - The metes & bounds do not appear to close. Please revise. 3. Plat - Please include the plat preparation date to the title block of the plat. 4. Construction Plans - FYI Now that this project is no longer in the ETJ, the City will be inspecting the infrastructure, and we would like to get the most accurate information for our inspectors. Although these plans were previously approved as part of a larger project, we would appreciate your cooperation in addressing the following comments. If already constructed, please make sure these changes are reflected in the record drawings. 5. Construction Plans - Please submit an erosion control plan. 6. Construction Plans - Sheet ST-01 has a note on the profile that indicates the proposed T/C grade matches on the right and left, but ST-02 shows the T/C grades to be different. Please reconcile. 7. Construction Plans - The soffits do not appear to match for the incoming pipes at the junction box at Sta. 1+77.68. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 2 of 3 8. Construction Plans - At Sta. 2+90.49, the T/C has two different elevations called out on the profile. 9. Construction Plans - At Sta. 2+90.49, the 18-in flowline out of the left junction box does not appear to be correct. 10. Construction Plans - Please provide at least 12-inches of clearance between the outside of the storm sewer pipe and the water pipe. 11. Construction Plans - Please provide the profile for the remainder of N. Creek Meadows Blvd. 12. Construction Plans - Please provide a detail for the modified storm sewer junction box. 13. Construction Plans - Please provide a detail for the revised outfall structure at Station 41+03.76. 14. Construction Plans - The station and offset for the inlet on the western side of the street at Station 39+76.58 appear to be labeled incorrectly in plan and profile. 15. Construction Plans - Please provide a flowline for the outfall pipe in profile at Station 41+03.76. 16. Drainage Report - Please submit hydraulic gradeline profiles. Customer will have to get with their electric supplier for this area to determine electric service specifications and requirements. Plat reviewed by Timothy Crabb, CSU Electric, (979) 764-3439.
