Site Plans/Construction Doeuments/Drain age Reports Deadline Dates:
All site plans, construction documents and drainage reports that are not required as part of a case before
the Planning and Zoning Commission or City Council, must be submitted by any Monday at 10:00 a.m.
Information submitted after 10:00 a.m. on Monday will not be scheduled for staff review until the
following week. (In case of a Monday holiday, the deadline will be moved to the next business day at
10:00 a.m.)

This letter is in response to the City of College Station's comments on the Preliminary Plat
submitted for the above referenced project on Arnold Rd. The comments and associated
revisions are listed below.
Planning
1. Sidewalks are required on both sides of Arnold Road (60' ROW) and on one side of
Farah Drive (50' ROW). They have added and a noted per your request.
2. Farah Loop has been renamed to Farah Drive.

Dear Bridgette:
On July 1, 2002 Ash & Browne Engineering, Inc.(ABEI) submitted the Preliminary Plat for
the Carroll Addition on Arnold Road in College Station, Texas. Below are the responses
and actions taken in the revision of the Preliminary Plat per your comments dated July 18t",
2002.
Note: Only two blueline copies of the Preliminary Plat are being submitted per a
conversation with Spencer Thompson on Friday the Wh of July.
PLANNING (Molly Hitchcock)
1. The pavement diameter of the cul-de-sac has been revised to have a 40' radius as
requested.
2. Block numbers have been added for clarity.
3. The lot widths at the building setback lines have been added for the lots in question for
clarity.
4. The zoning district for the boundary properties has been added for clarity.
ENGINEERING (Spencer Thompson)
1. Note #2 has been revised to state the elevation certificate requirement for building
permits as requested and the finished floor elevation has been added to lots 12
through 18 of Block 2.
2. The cul-de-sac has been revised to become a partial loop with a stub out to the east.
3. A stub-out has been added to the eastern boundary and additional lots have been
added.
4. No action required at this time.
5. Arnold Road has been ended in a right angle.
6. The name of the street has been revised to Farah Loop to alleviate any possible
misinterpretations.

ELECTRICAL (Ronnie Bolin)
1.-6. No actions required on the Preliminary Plat for comments.
7. A blanket easement has been added to the General Notes by Note #6 on the
Preliminary Plat.
8. Electrical easements have been added to the preliminary plat and are labeled for
clarity.

Dear Mrs. Hitchcock:
This letter is in response to your request for clarification on the platting of the Carroll
Addition in the Robert Stevenson League, in College Station, Texas. The tracts of land
called out on the Preliminary Plat dated July 1, 2002 totaling 7.913 acres (called 7.88
acres) are remainder tracts of a parent 80 acre tract of land previously owned by W.W.
Goodman dated back to the 1940's. The deed history of all the tracts of land are attached
to this letter for your review. I have highlighted the areas of importance.
As the documents show, the subdivision of the land was before the 1970 City of College
Station Subdivision Regulations became in affect for all tracts in question, thus making the
submitted Preliminary Plat correct.
