The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, June 1st, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for June 18th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plat; Nineteen (19) 11" x 17" copies of the revised Preliminary Plat. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. Please note that a Mylar original of the revised preliminary plat will be required after P&Z approval and prior to processing subsequent final plats. No comments. Reviewed by: Matt Robinson Date: 5/15/09 ENGINEERING COMMENTS NO. 3 1. (Repeat Comment) Please provide the Base Flood Elevation and show location on the ground. Since excavation has been occurring on this site since 2002, the digital contours from 2002 are not indicative of existing topographic conditions. Please locate the Base Flood Elevation on the preliminary plat based on the existing topography. 2. Although this development is in the ETJ, all water system design must meet BCS Unified Design Guideline Manual requirements. The following Commercial Development Fire Flow requirements need to be addressed: a. Please provide 2 fire hydrants within 600-ft of each other for each lot. The existing hydrant at the corner of FM 60 and Old Jones Rd. can serve as one hydrant for Lot 2. A second fire hydrant could be located between the two lots along Old Jones Rd. A third fire hydrant needs to be adjacent to Lot 1 and within 600-ft of the second fire hydrant. b. Fire hydrants may only be installed on a minimum 6-inch waterline. A 6-inch waterline can have a maximum length of 1500 feet and be connected on each end by a minimum 8-inch waterline. Furthermore, a 6-inch line can only have a maximum of 2 fire hydrants on it. c. The 6-inch waterline will be required to be looped since permanent dead end mains are not permitted where looping is available. Reviewed by: Erika Bridges Date: 5/26/09
