Below is a listing of the comments received by email on February 23, 2009 regarding the amending
plat for Kyle View Estates. These comments along with our comments in italics are below.
Planning

The property owner and his contact information has been added to the title block of the
final plat.

The application states that he property is zoned R-1. Please revise page two of the
application to show the property as A-O. Page 2 of the application has been changed to
reflect the proper zoning designation for the lots.
,,4- Please be aware that not all lots meet minimum R-1 Single Family residential
requirements. If you wish to rezone the property in the future, each lot would need to
encompass a minimum of 5,000 s.f. and have a lot width (at the setback for cul-de-sac
lots) of 50 feet and a depth of 100 feet along the side lot lines. Please add a note to the
Final Plat that acknowledges this. Based on further examination of these lots, and after
conversation with Ms. Hovde, it appears that lots 6A and 7A do meet minimum R-1
requirements, therefore no note has been added.
Please note that any changes made to the plans that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that that the City has not been made
aware of will constitute a completely new review. No changes have been made.

ENGINEERING COMMENTS NO. 1
1. Please provide a drawing of proposed new lot lines with existing services and proposed
modifications. Double services are to be installed to common lot lines and should not
cross adjacent lots to get there. We will need to look at what services can be salvaged
and what services will need to be relocated. An exhibit showing the existing services in
relation to the proposed lot line changes are provided with this response letter.
