On Drawing ST #1, the pavement on Indian Lakes Drive is shown to taper from 30' wide to 20' wide. I believe Stewart Kling and Ray Crow visited about this issue and agreed to taper; however, after further review, we are requesting full width all the way to the subdivision boundary. 2. Throughout the subdivision construction plans are culverts under roads with rock erosion control structures at each end. At each of those locations, the plans show a drainage easement, usually 40' wide. The County requires an approximate 100' wide easement. 3. At locations throughout the subdivision, there are shown landscape easements that encroach the utility easements. Developer should be made aware that utility easements must be cleared of all brush and trees, implying no landscaping in utility easements- 4. At locations throughout the subdivision, there are shown slope easements at varying widths and lengths, the County requires at least a 50' width- Also, the lengths, which are not dimensioned need to be shown. 5. Drawing # ST4 shows a pipeline easement crossing under Indian Lakes Drive. County needs a letter from the pipeline company approving this road crossing. Location is between Sta. 47+00 and 48+00. Also at same location, an unpaved private road intersects from both sides. County requires pavement on both sides out to the proposed county right of way lines. 6. Drawing # ST90 near Sta_ 4-00 shows a well access road intersecting Chaco Canyon Drive from both sides. County requires pavement on both sides out to the proposed county right of way lines. 7. Drawing ST14 between Sta 3+00 and Sta 4+00, shows multiple pipeline easements and a fiber optic line easement that cross under Calusa Springs Drive. Brazos County requires letters from pipeline companies and the fiber optic company approving this road crossing and drainage structure. Final Plat - ETJ (no public hearing required) Applicant submits final plat application and minimum submittal requirements, including construction documents, by the P&Z deadline date. I Staff distributes plans to various internal and external entities and begins review of the final plat; comments are returned to applicant. I Requested changes, if any, are made to plans and returned with the Mylar to the City. I Staff reviews changes and prepares recommendation in staff report; packets are distributed to P&Z Commission. I P&Z reviews request and makes final decision. I Applicant submits seven (7) copies of the approved final plat to the City which are forwarded to the County for approval. I Brazos County Commissioner's Court reviews requirements and makes final decision. I Applicant posts a Construction Bond/Letter of Credit, based on the approved Engineer's Estimate, prior to construction I City of CS files the final plat at the Brazos County Courthouse after final plat approval notification from County Bond/Letter of Credit returned to applicant: 1) Letter of Completion received; 2) Infrastructure is accepted; and 3) Two-year Maintenance Bond (10% of Construction Costs) is received.
