(02-00500124) Applicant: Kerr Surveying Staff Recommendations: Staff recommends approval of the Preliminary Plat with Staff Comments #2. Item Summary: This item is for the consideration of a Preliminary Plat for 8 lots in the City's ETJ. The subdivision is located on Kemp Road, SSW of Easterwood Airport and approximately 0.2 miles from the Brazos River. All lots should be able to accommodate on-site sewage facilities due to largeness of lots and proximity to the 100-year floodplain. Additional ROW is being dedicated along Kemp Road to accommodate the 60' County requirement. All lots have access to Kemp and meet the minimum 100' lot width requirement. The Reserve Tract shown on the Plat is under the same ownership as the adjacent tract to the east. The reserve tract, by itself, has no access. City Staff determined that a note on the Plat is needed to state that access for the 2.72 acres shall be provided through the 32.59 acre Schussler Tract. That way, the smaller tract will not be cut-off from access in the future. Comprehensive Plan Considerations: Land Use Plan: N/A Thoroughfare Plan: N/A Parkland Dedication: N/A Open Space Dedication: None Special Area Plans: N/A Budgetary & Financial Summary: N/A County Approval: According to the Brazos County Road and Bridge Department, this Plat has met minimum County standards.
