DEVELOPMENT HISTORY
Annexation: 1979
Zoning: A-O to M-1 (1979)
Site development: Vacant. The property was a lot within the Preliminary Plat of Veterans
Park in 2001. The Final Plat for Veterans Park was approved later in 2001
but this property did not Final Plat before the Preliminary Plat expired.
COMMENTS
Water: The subject property is located adjacent to an 18-in water main which runs along
the south side of SH 60.
Sewer: The subject property is located approximately 600 feet away from an existing 10-
in sanitary sewer main, which is located on the Veteran's Park Property.
Streets: The subject property is located adjacent to FM 60 (Major Arterial).
Off-site Easements: May be required with for an off-site sanitary sewer connection.
Drainage: The subject property is located in the Carter's Creek Drainage Basin.
Development of this tract will be required to meet the City's drainage guidelines.
Flood Plain: The subject tract is encroached by a Special Flood Hazard Area (Zone AE) per
FEMA FIRM Panel 142c.
Oversize Request: None known at this time.
Impact Fees: None.
Parkland Dedication: None required.
REVIEW CRITERIA
1. Compliance with Comprehensive Plan and Unified Development Ordinance: The
Comprehensive Plan designates this area as Park. The property was zoned M-1 Light
Industrial shortly after it was annexed in 1979. The plat complies with the requirements of a
M-1 lot.
2. Compliance with Subdivision Regulations: The plat is in compliance with the Subdivision
Regulations except for the provision of sidewalks along University Drive East. The applicant
has submitted a variance request and if the request is granted by the Commission, the plat
will comply with the Subdivision Regulations.
STAFF RECOMMENDATION
If the variance to Section 8-M Sidewalks is granted, Staff recommends approval.
