In response to the comments received on the Preliminary Plat of the Ware Addition, we
have submitted the revisions requested that could be addressed. With regard to the remainder of
the comments not addressed by revisions on the face of the plat, the following is a response to
each comment:
Planning Comments
Note 1: The right-of-way along FM 60 that shows as "proposed" for TXDOT has not
been acquired by the State of Texas yet. There are plans for the acquisition in the future, so we
are showing this for future reference.
Note 5: The "Common Area" was removed from the plat and incorporated into Lot 1.
Note 4: See the east corner of Lot 1 for the GPS tie shown originally on the plat.
Note 6: The owner is submitting a Variance Request for the sidewalk along FM 60.
Engineering Comments
Note 1: Changed notation concerning the common area under the General Notes to
address the 20' Drainage Easement.
Note 2: Since TXDOT had not acquired the right-of-way at this time we needed to create
PUE's to cover the extension of the public water lines to the proposed fire hydrant locations. If
and when TXDOT acquires the right-of-way, the main water line will probably be moved and the
PUE's will be absorbed at that time.

SUBDIVION VARIANCE REQUEST
This application requests the approval of eliminating the requirement for a
street side sidewalk in the front of this site. This site is located on Farm to
Market Highway 60, otherwise known as University Drive, East. This major
corridor has no existing sidewalks along this two mile stretch of state
highway. If the developer were required to construct a sidewalk then it
would end up a 245' strip of sidewalk stopping and starting as soon as it
began. With the existing topography and the proposed site plan a new side
walk would create hazards to the public. There would be a steep grade
running along the sidewalk and would not be conducive to any handicap
type walkway. The major problem with this area is the existence of bar
ditch type drainage along University Drive. If a sidewalk were constructed
there would not be any reasonable access to it because of the existence of a
deep ditch running in front of this site. One could not reasonably get to this
sidewalk from University Drive unless one accessed through the
development entry and parking lot. This site runs adjacent to Park Hudson
creek and behind the bridge, therefore eliminating any future sidewalks
going west on University Drive. Going east, Veterans Park is finishing
Phase II of its soccer fields and north entrance and the Parks and Recreation
Department have no plans on installing side walks along its frontage. Also,
it is imminent that TXDOT is planning their new widening of University
Drive, and anything the developer would create at this point would probably
be in conflict of future planning.
So, from a practical standpoint, a public safety standpoint, a "for the public
good" standpoint and a "would it ever be used standpoint" the developer
requests that this element of the subdivision requirements be waived.

SUBJECT: WARE ADDITION (PP) - Preliminary Plat
Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, April 21, 2008, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, May 1, 2008, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat; and
Nineteen (19) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plat will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

PLANNING
1. If the ROW along FM 60 has been acquired by TxDOT, please reflect the new property line.
2. Please label the City limit line.
3. Also label FM 60 as University Drive East.
4. Tie the plat into a primary control point.
5. Please designate the Common Area as a lot and add it to the description in the title block.
6. If a sidewalk along FM 60 is not proposed, please submit a variance letter request,
addressing the four variance criteria in Section 5 of the Subdivision Regulations along with
the associated fee.
7. Please note that the Final Plat for this property must be filed for record prior to approval of
the site plan or issuance of building permits.

ENGINEERING COMMENTS NO. 1
1. What is the origination of the Drainage Easement (8442/254), as it was not illustrated on the
original Veteran's Park Final Plat? Is this a public or private easement?
2. It is not appropriate to dedicate PUE to the City of College Station in TxDOT ROW.
3. Please provide 10-ft PUE along rear lot line.
4. FYI - In the future the proposed lift station may require additional easement for access and
maintenance purposes.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer to provide a 7.5' PUE in the 7.5' setback adjacent to Veteran's Park.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer to intercept existing conduit at designated transformers and extend as required.
4. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
5. Developer pours transformer pad(s) per City specs and design.
6. Developer installs pull boxes per City specs and design (pull boxes provided by the City).
7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
