Sumaya, 2901 Colton Place, College Station, TX 77845 FROM: Bridgette George, Assistant Development Manager SUBJECT: DEUEL SUBDIVISION (FP-MINOR) - Final Plat Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for the final plat to be filed at the Brazos County Courthouse. Paid tax certificates. One (1) copy of the revised final plat; and, One (1) Mylar original of the revised final plat with the appropriate signatures. One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college-station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Replats are required to provide survey information in order to evaluate the impact of the replat. What you are showing as original plat qualifies as the needed survey information. It does not qualify as the original plat. Please provide the required survey information on a separate sheet. Please show the original plat as the original plat. 2. There are numerous existing nonconformities on the lot in relation to setback requirements. These are considered pre-existing to this plat. However, the lot line you have chosen will create a nonconformity. You must choose a line that will not create a nonconformity. Please see Subdivision Regulations 8-D. You can move the portable buildings and your lot line back to comply with the 15' rear set back and 25' front setback. You can also go to ZBA prior to presenting the plat to P&Z and request a variance. 3. City Staff has determined this item qualifies as a Minor Plat if it meets minimum requirements. Please change certificate from P&Z to City Planner. 4. The certified paid tax certificates must be submitted to this office in order to process this plat. Reviewed by: ELECTRICAL 1.
