This item is a housekeeping item for the Creek Meadows Subdivision.
The property began developing in 2006 and was recently annexed.
Staff has been working with the developer to have the property zoned
to reflect the development that is happening on the property.
As you may remember, a comprehensive plan amendment was
recently approved by City Council to planned development in May.
The applicant is requesting a change from A-O to PDD for the section
of Creek Meadows inside the City limits.
The PDD will contain the following uses
Duplex development to conform to R-2 standards except for a
variation to side setback from 7.5 feet to 5 feet (point out area)
Single family development to conform to R-1 standards except for a
variation to side setback from 7.5 feet to 5 feet and front setback from
25 feet to 20 feet (point out area)
Commercial development to include
Restaurants, Dry cleaners, fuel sales, health club, personal service,
printing shop, and retail sales.
All commercial development will meet the standards set forth in the
Unified Development Ordinance
These uses are identical to the uses approved on the Master Plan for
the development, and the variances being sought were approved by
Brazos County Commissioners Court when the plat was approved.
The purpose of a PDD is to provide flexibility in zoning to promote
innovative development, and if variances are sought the development
should demonstrate community benefits. In meeting community
benefit, the applicant is providing for 4 times the amount of open
space through HOA common area than would have been required of
parkland dedication. Additionally, the developer in designing the
development sought to integrate a number of uses, and provide a
walkable area with a number of pedestrian connections, and
sidewalks provided on both sides of all streets, including cul-de-sacs
which is above and beyond the requirements of the City's regulations.
We have received 1 inquiry regarding the request.
The P&Z unanimously recommends approval and Staff is
recommending approval.
