Construction plans and a cost estimate for the required public infrastructure (i.e. sanitary sewer line and sidewalks in compliance with the preliminary plat) have not been approved yet. Once the plans are approved and the development permit issued, the infrastructure must be constructed and accepted by the City or a performance guarantee provided (in accordance with Article 8 of the LIDO) before the mylar of the final plat will be filed. 2. Please submit the executed offsite PUE dedication documents which were returned to the owner for signatures in May 2008. This easement must be dedicated prior to acceptance of public infrastructure or before the mylar of the final plat will be filed. If all comments have been addressed and the following information submitted by Monday, March 31, 2008, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, April 17, 2008, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Sanitary Sewer Capacity Letter - TCEQ requires a minimum roughness coefficient (n) of 0.013 for PVC. 10. Sanitary Sewer Capacity Letter - Please provide the available capacity of the existing sanitary sewer system taking into account current usage. 11. Concrete encasement is required if there is less than 3.5 feet of cover between flowline of creek and top of pipe. 25. We would prefer that the proposed MH at Sta.17+07.84 be relocated to approximately Sta.16+00 ending the public main. This would negate issues with depth of cover below ditch but still be easily accessible to the proposed force main. An off-site private easement for the force main would be required.
