SUBJECT: PEACH CREEK ESTATES (FP) -Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, June 17, 10:00 a.m. to
be placed on the next available Planning and Zoning Commission meeting scheduled
for Monday, July 1, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
One (1) revised copy of the preliminary plat;
Ten (10) copies of the revised final plat;
One (1) Mylar original of the revised final plat with the appropriate
signatures; and,
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @ci.college - station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. If you have any
questions or need additional information, please call me at 764 -3570.

SUBJECT: FINAL PLAT - RESIDENTIAL for PEACH CREEK ESTATES (FP)
Item: Discussion and possible action on a Final Plat for Peach Creek Estates (FP),
consisting of 3 lots on 11.9 acres. (02- 00500116)
Applicant: Carlomagno Surveying
Staff Recommendations: Staff recommends approval of the Final Plat with the
following Staff comments:
• Remove all preliminary plat items (power line, driveway, etc.)
• Change owners address
• Change name of the road
Item Summary: This item is for the consideration of a Final Plat for 3 lots on
approximately 12 acres in the City's ETJ. The property is located east of the Speedway
on Pipeline Road, adjacent to the College Station City limit line. You may remember
that the Preliminary Plat named the adjacent road as VOS. The name of the road was
changed by Mr. Bill Cooley, County Commissioner at the time. Pipeline Road is shown
on the City's Thoroughfare Plan as a minor collector. The road is currently
"unimproved ". The Applicant is dedicating one -half of the additional ROW needed for a
collector street. Lot 29A meets minimum lot width for an ETJ lot, being 100 -ft.

Thoroughfare Plan: Pipeline is a Minor Collector
Parkland Dedication: N/A
