SUBJECT: WINGS-N-MORE (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review and approval
of the plans:
Six (6) sets of construction documents with the revised site and
landscaping attached;
Two (2) revised site plans;
One (1) revised landscaping plan; and,
Easement Dedication Sheet and required documents, if necessary (see
attached.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764-3570.

SUBJECT: WINGS-N-MORE (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page
is a list of staff review comments detailing items that need to be addressed.
Please address the comments and submit the following information for further
staff review and approval of the construction documents:
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached,
or the original Mylar which can be stamped and then the six sets
turned to our office.
If there are comments that you are not addressing with the revised site plan,
please attach a letter explaining the details. If you have any questions or need
additional information, please call me at 764-3570.

Project: WINGS-N-MORE (SP)-SITE PLAN (02-00500112)
PLANNING
1. Site Plan approval will be contingent on the provision of 28 parking spaces in Lot 1
of the Gateway Subdivision. The Ordinance allows for off-premise parking if it is
within 200' of the building site. The property must either be under the same
ownership in fee simple or under a perpetual easement which commits the land for
parking for the use, building or structure. Site plan approval of this parking area will
be required.
2. Please provide the site address on the site plan.
3. For every fifteen interior parking spaces, 180-square feet of landscaping must be
provided somewhere in the interior rows of the parking lot. End islands that exceed
the minimum requirement may be counted toward the interior island requirement. If
you choose to use square footage from end islands, please show the area of the
islands on the site plan.
4. Please be aware that the dumpster requires an 8' solid screening fence on three
sides.
5. Please provide 6" raised curb detail and a pavement detail.
6. The Landscape Plan needs to specify the size of the non-canopy trees in calipers
instead of gallons.
7. Please be aware that there must be a 1'6" space between the planted shrubs and
the pavement when the parking spaces are only 18'6" in length.
8. Please screen parking spaces #41 and #51 from the ROW per the Overlay District
regulations.
9. Please include a note on the Landscaping Plan that an Irrigation Plan must be
approved prior to Certificate of Occupancy.
10. Please show the location of Fire Lane signs.
11. The FDC is shown on the adjacent property. Please relocate onto your property or
locate the FDC within an easement on the adjacent property.

ENGINEERING
1. According to Mr. Mies, you will not need a separate fire hydrant for this property as
long as the FDC is on the east side of the building, as shown. You may need an
additional easement for this line. Please show this line on the site plan, submit the
easement, and required drawings.
2. Since you are making a connection to the main anyway, please take domestic and
irrigation services from this line.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

3. Please make note " 6" Tap " at SS junction with main. This will ensure a tap is
installed and a manhole is not required.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

PLANNING
1. Please recalculate the required landscaping points to include the off-site
parking area. The landscape points for this area will be allowed to be
installed on the restaurant side of the alley.
2. Please indicate the recalculation of the interior island requirement (including
the new off site parking spaces, as these are also interior parking spaces.)
3. Per our telephone conversation, you will be permitted to not install the
required irrigation and ground cover on the off site parking islands with a
guarantee that these island areas will have enhanced pavement in them prior
to C.O.
4. You will be required to install the irrigation, landscaping, and permanent
curbing within one year if the shopping center that will tie into this parking is
not under construction.
5. A temporary knock-off curb will be allowed for all curbs in the off site parking
area because of the future reconfiguration of the parking. Wheel stops will
not be acceptable as curbing.
6. The tree that was removed from the buffer for FDC visibility is ok. Please
install the required shrubbery for the buffer leaving no more than a 10 foot
opening for visibility.
7. An access easement needs to be provided along the driveway connecting to
University Drive.
