Item: Discussion and possible action on a Final Plat for Bentwood Estates Phase 1
(FP), consisting of 33 lots on 78 acres in the City's ETJ. (02-00500111)
Applicant: M.L. SCHEHIN
Staff Recommendations: Staff recommends approval as submitted.
Item Summary: This item is for consideration of a Final Plat for a residential
subdivision in the City's ETJ. The subdivision is located on FM 158, Wellborn Road,
across from Duck Haven Subdivision. The Final Plat conforms to the approved Master
Preliminary Plat. All lots are 1-acre or larger and will take access from county roads
constructed for the subdivision. The main entrance on Wellborn has been coordinated
with the Duck Haven Subdivision.

Land Use Plan: N/A
Thoroughfare Plan: Wellborn Road is classified as a Minor Arterial.
Parkland Dedication: N/A

Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, June 10, 10:00 a.m. to
be placed on the next available Planning and Zoning Commission meeting scheduled
for June 20, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Certified copy of Paid Tax Certificates.
Ten (10) copies of the revised final plat; and,
One (1) Mylar original of the revised final plat with the appropriate
signatures.
One (1) copy of the digital file of the final plat on diskette or e-mail to

STAFF REVIEW COMMENTS NO. 1
Project: BENTWOOD ESTATES PH 1 (FP)-FINAL PLAT (02-00500111)
ENGINEERING
1. Concerning Note 3, building setbacks are according to County regulations.
2. ETJ plats need a signature block for the County Judge approval.
3. Please provide Paid Tax Certificates, must be originals and certified by the tax
office.
4. TXDOT permits in the ETJ go directly to the area office.

next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
