The following page is a list of staff review comments detailing items that need to be addressed. Once the water line drawings have been approved, you will be required to submit the following information for the plans to be stamped approved. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, June 10, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for June 20, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Please show a key map (not necessarily to scale). 2. Please show in the title block: name, address, location and legal description; name, address, and telephone number of applicant. 3. Please note on the site plan the zoning of the subject property and all abutting parcels. 4. Please show Topography (2' max or spot elevations). 5. Please show building footprint delineating the use and square footage. �. Please show a parking legend on the site plan. '7. The proposed parallel parking spaces directly under the covered driveway cannot be counted. This would block handicap access. J 8. Please note the size of water and sewer lines along Wellborn Road. 9. Please be aware that the water meter must be located within a ROW or an easement. 10.The fire lane must be located within 150 -ft. of the furthest portion of the building. The proposed fire lane will not work per Jon Mies Assistant Fire Chief. A 1. Sanitation is OK with this project. OK for 90 gallon automated service. LANDSCAPE 12.The existing 12" Elm and 25" Live Oak cannot be counted for protected points because they are shown within the proposed disturbed area. 13. The 2 proposed Live Oaks up front require a separation distance of 35 -ft. , 14. Please delineate caliper of Crepe Myrtles in your landscape legend. Ordinance requires caliper for points. /15. Please make the note on the landscape plan that an irrigation plan must be approved prior to CO. All plantings must be irrigated. 16. Due to the proximity of the single - family homes, staff strongly encourages the church to meet with the adjacent neighbors and work with them on what screening would best satisfy them. You will need to apply for a DP. 2. Please show and label new water line (12" main on Wellborn). A plan and profile of this line will be required with the DP. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 3. Please show proposed water meter location (in easement). Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city). 5. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. The type of cedar that you are showing as existing for protected points 2. The type of Elm's that you are showing for protected points. 2. On your landscape legend you are showing 25 proposed Crepe myrtles, however you are only showing 23. 3. The 25" existing Live Oak is shown to be located within the proposed disturbed area for driveway construction. You can keep the tree but please be aware that you cannot receive protected points. You would be able to receive 35- points. Please be aware that this will put you under the landscape point requirement, you will need to add additional landscape to meet the point requirement. No Comment. Reviewed by: Jennifer Reeves Date: 08 -08 -02 ENGINEERING 1. Please look into the possibility of increasing turning radii at Wellborn Road. This does not have to change on the site plan. It can be handled through the TxDOT permit 2. This project is required to install a fire hydrant. There is an infrastructure Inspection fee also required. A plan and profile is needed for review for construction of this line. 3. Still under review: TxDOT Driveway Permit, TxDOT Utility Permit, Drainage Report. ENGINEERING 1. Please utilize larger turning radii for driveway, 30 -ft. You may adjust the drive location to fit these modifications. This is for safety considerations. Please consider relocation of power pole, if possible, to make these adjustments. 2. Please resubmit drawings for TxDOT driveway permit showing adjustments. 3.
