SUBJECT: SW PARK CENTER (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Two (2) revised site and landscaping plans.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

PLANNING
✓1. Please show the zoning for the abutting properties.

3. Please note on the site plan whether the subject property is within the 100 -year
floodplain and reference the respective FEMA panel.
4. All dumpsters must have an 8 -ft. solid screening fence. The bollards placed around
the container are a little too tight. The front side is less than 10' wide, it needs to be
at least 11'. The depth is right at 10' and needs to be at least 11' also. Placement
and approach angle is fine and its location shouldn't require screening. If you elect
to screen it later on in the development process, we'll need the usual 12' x 12' for
the enclosure. Per Pete Caler
5. Signage is to be permitted separately.
x6. Please note on the site plan that an irrigation plan must be reviewed and approved
prior to CO.
LANDSCAPE
_/7. Please be aware that Live Oaks have a separation requirement of 35 -ft. from other
Live Oaks.
8. All parking spaces will need to be screened from the ROW with 5- gallon screening
r shrubs at least three -ft. in height. Please keep in mind the two -ft. overhang when
planting the screening shrubs.
9. The proposed drive thru median will need to be 5 -ft. in width. The 3 -ft. width that is
proposed will make it difficult for plantings to survive, along with the irrigation that is
to be installed as well.

ENGINEERING
1. No comments on the site plan. I will have comments on the Development Permit.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Service will come from existing transformer by the Kettle Restaurant.
3. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

5. Developer provides temporary blanket easement for construction
purposes.
6. Developer provides easements for electric infrastructure as installed for
electric lines.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached.
Two (2) revised site plans;
One (1) landscaping plans.
If there are comments that you are not addressing with the revised site plan,
please attach a letter explaining the details. If you have any questions or need
additional information, please call me at 764 -3570.

PLANNING
1. You will be required an 8 -ft. solid screening fence around the dumpster. This
means you will need the 12 x 12 for the enclosure. Please delineate this on
the plan.
2. Your irrigation note says that an irrigation plan shall be approved by the city.
You need to change this notation to: "Irrigation plan must be approved
prior to C.O."
LANDSCAPING
3. The ordinance requires all parking to be screened from the ROW. The street
trees you are proposing would not screen the parked cars sufficiently. You
will need to propose some screening shrubs between the Crepe Myrtles.
