The following page is a list of staff review comments detailing items that need to be addressed. The next submittal will be the third and final review by staff for this round of reviews. If all items have not been addressed on the next submittal, another $200 processing fee will need to be submitted for the subsequent set of three (3) reviews. Please address the comments and submit the following information for further staff review: Seven (7) revised landscaping plans. If there are comments that you are not addressing with the revised landscape plan, please attach a letter explaining the details. Each Phase must be able to support itself. The required buffer on the north- west property line must lie within the limits of phase one. 2. The three Live Oaks up front are still a few feet short of having the 35 -ft. separation requirement. 3. Please make the note on the landscape plan that the irrigation plan must be approved prior to CO. Reviewed by: Jennifer Reeves Date: 06/03/02 ENGINEERING 1. No more comments. Water meters based on demands provided by Mr. Barbu shall be 1" domestic, 3/4" irrigation. Please show current zoning for the subject property and butting parcels on the site plan. 2. Please note on the site plan whether the subject property is located within the 100- year floodplain referencing FEMA Panel. 3. Please show square footage for the proposed mechanical room. -/,4. Please delineate all building setbacks on the site plan. -/5. Dumpster pad must be 12 x 12 ft. with a 12 ft. opening for the sanitation trucks to service it. Please show an 8 -ft. solid screening fence around the dumpster. ,/6. Jon Mies (Assistant Fire Chief) requests that the proposed fire hydrant be relocated to the median just left of the driveway access off of Wellborn. The fire lanes that you are showing on the sides and the rear of the property will not work because of the 15-6" width of the drive isle. The fire lane will need to be along both sides of the front access easement. (Questions - Jon Mies 764 -3781) LANDSCAPE 7. Your landscape legend shows that you are proposing ten canopy trees, but you are only showing 9 on the buffer. 8. Please be aware that Live Oaks are required to have a separation of 35 -ft. from other Live Oaks, and all other canopy trees must have a 20 -ft. separation from other canopy trees. All plantings must be irrigated. An irrigation plan must be reviewed and approved rior to CO. � Reviewed by: Jennifer Reeves Date: 05/15/02 ENGINEERING 1. Please call -out minimum slope on sewer line. 2. Please include table of estimated water demands, as required. Your water meter(s) will be sized by the City based on the estimates provided. 3. Please add "WM and Backflow Preventer" at irrigation line. 4. Please be advised that the fire hydrant is considered an extension of the public water supply. This line is required to be designed by a Professional Engineer, according to TNRCC and City specifications, and provide a plan and profile of the extension showing any and all conflicts. 5. Please call -out " 4" SS tap by City" at junction with main. 6. Your Drainage Report will be reviewed as a part of the Development Permit requirements. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Developer provides digital AutoCAD 2000i version of plat and /or site plan. email to rbolin(a.ci.college- station.tx.us 6. Developer provides load data for project. 7. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394.
