SUBJECT: ALLEN HONDA USCAPE (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Two (2) revised site and landscaping plans.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional

Project: ALLEN HONDA USCAPE (SP) -SITE PLAN (02- 00500103)
PLANNING
1. Since they were not barricaded during construction, the four live oaks around the
main building may only receive 35 points each. Since the existing wax myrtles at
the back of the main building were in the area of construction, and since there is no
provision for the existing shrubs, they may not be counted for landscaping points.
2. 1 counted 59 treeform yaupons on the frontages. Please verify the number that will
be planted. Also, please identify the minimum caliper inch for the yaupons.
3. Please verify that all required landscaping will have irrigation and that the irrigation
will be approved prior to C.O.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

Staff reviewed the above - mentioned site plan as requested but had to stop review due
to an incomplete submittal. The following page is a preliminary list of staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:

Project: ALLEN HONDA STORAGE SHOP @ YARD (SP) -SITE PLAN (02 - ?)
PLANNING
The previous site plan was not for a parking lot extension but for a revision of the
landscaping plan. The revised landscaping plan has been approved and the file closed.
This revision of the site plan will require new fees before a second round of reviews is
conducted.
This is a stop review. There are questions about the extent of the development plot
and how the owner may want to handle the expansion of his site. A full review will be
made of the next submittal.
1. To clarify the extent of the land, please show the boundaries of Allen Honda building
plot. The definition of a building plot may be found in Section 2 of the Zoning
Ordinance. Also include any additional lots and land area in the project description.
To possibly limit the extent of the requirements of this site plan, you may show a
phase line that is 20 feet beyond any new site amenity. The area of the current site
plan will need to include the additional 20 feet.
2. 1 see that the parking lot is expected to expand to the west in the future. If you wish,
you may include that parking lot (and any other planned expansions) as a future
phase(s) and receive site plan approval of that development with the development
under consideration.
3. A five foot planted buffer is required between commercial properties (buffer
requirements can be found in Section 8.10 of the Zoning Ordinance). Please show
compliance with this section for the new development.
4. Please show ownership of abutting properties and zoning information on the site
plan.
5. Please reference the FEMA map that was used for floodplain information.
6. The southwest island will have to be curbed. If the future parking area is not
planned at this time, the wheel stops will have to be removed and the spaces
curbed. If the second new lot is phased in, a temporary curb may be used.
7. The minimum amount of landscaping for a development is 500. If this area is not
phased, it will have to meet the minimum requirements.
8. Landscaping will have to be shown within the site plan's boundaries.
9. The smallest acceptable shrub is 5 gallons.
10. Please add a note about groundcover treatment.
11. Please describe the treatment of the parking islands.
12. Please note that irrigation will be approved prior to C.O.

1. No comments at this time. A full review will be conducted once the submittal is

PLANNING
1. In regards to the irrigation note that was added to the plan:
It states that irrigation is not installed for landscaping around the building.
Irrigation is required for the live oaks that are shown on the plan. Please
verify that all required landscaping will have approved irrigation prior to CO.
Also, you do not need to address the issue of irrigation for plantings not
shown on the plan.
