SUBJECT: WOLF RETAIL CENTER (SP) -Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of
staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information for further staff review:
✓ Six (6) complete copies of the construction documents with the revised site
and landscaping plans attached;
✓ Two (2) copies of the revised site plan;
One (1) copy of the revised landscaping plan;
Easement Dedication Sheet and required documents (if necessary).
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are not
addressing with the revised site plan, please attach a letter explaining the details. If you
have any questions or need additional information, please call me at 764-3570.

1. Please provide drainage analysis for this development.
2. Please submit all TXDOT permits as required. One has been received to date for
the storm water connection in TXDOT ROW.
3. Please provide an erosion control plan and show tree protection on existing trees.

PLANNING
1. Please show the zoning for the abutting parcels.
2. Please delineate all building setbacks.
3. Please note on the site plan that there will be an 8-ft. solid screening fence around
the dumpster.
4. Please show existing fire lane.
5. The total distance of your south property line is 240.62-ft., this would require 10
canopy trees and 80 shrubs for the required buffer.
6. The existing oaks in the TXDOT ROW cannot be counted for any points. These
Oaks will no longer be there once the widening of the road takes place.
7. Sanitation is OK with this project.
8. Sheet 1-2: You must obtain TXDOT permission to place private irrigation in their
ROW. Without written permission from TXDOT, this will not be allowed.

ENGINEERING
1. It appears that the location of the proposed water meter will require a TXDOT
permit. Please submit one for this purpose.
2. You will be required to submit a drainage analysis for the site to ensure that
drainage to the existing storm sewer system is not being increased. This is a
Development Permit requirement.
3. Please provide estimated water demands. Your meter(s) will be sized by the City in
accordance with the estimated demands provided.
4. Please re-examine your Plumbing/ Piping Materials Schedule to ensure compliance
with the 2000 IBC.
5. On Sheet P1, please add note to #2: backflow preventer required.
