Project:: MAX TEXACO & H&M WHOLESALE, INC. (0-41)
THIS REVIEW WAS STOPPED DUE TO USE OF AN OUTDATED ZONING
ORDINANCE AND THE MISSING OF GENERAL INFORMATION.
A full review was not conducted, before the review was stopped the following
concerns were found:
1. Need to provide Legal Description.
2. Need to provide address and phone number of Architect and applicant.
3. Give zoning classification of subject site. Also give ownership and current
zoning of all abutting parcels.
4. Dumpster pad must be at least 12'x 12'.
5. Give aisle and driveway width measurements.
6. Need to provide note that the "Site meets the drainage ordinance of the City
of College Station."
Many of the checklist items, even though checked, have not been addressed.
Please review the checklist and site plan before resubmittal.

1. LANDSCAPING WAS NOT REVIEWED. Please use the current landscaping
ordinance. Revisions were made to this section of the Zoning Ordinance on
March 12, 1998.

3. Need to give Right-of-Way of Barron Road and the Service Road.
4. Show required.building setbacks.
5. Give number of parking spaces provided.
6. Show a typical length & width of parking spaces. Five (5) parking spaces do
not meet the minimum width requirements of 9 feet. Restriping of parking lot
will be required.
7. Is parking not anticipated for the area around the warehouse?
8. Give opposite and adjacent driveways for each access.
9. What is the new concrete approach? A loading dock?
10. Provide one van-accessible parking space (8' loading zone).
11. Give width of driveway aisle (at Barron Road).
12. Reposition dumpster to angle toward the rear of the property. (reference red-
lines)
13. Dumpster fence must be 8 feet in height.
14. Must provide fire hydrant on same side of street as project. Hydrant will need
to be able to protect both the existing and proposed structures.
15. The construction of the proposed warehouse is considered to be a significant
structure change and thus, the site will be required to meet the current
driveway ordinance: "A permit or building/site plan approval shall be required
for the location of all driveways which provide access to property. Driveway
permits will also be required for any significant structure change, land use
change, or property boundary change." Accordingly, only one driveway
access will be allowed on Highway 6 Feeder Road per the driveway
ordinance.
16. Drive aisle width must be a minimum of 20'.

1. Landscaping points need to be recalculated.
❖ New Crepe Myrtles 1.25" or larger = 40 points
❖ Number of crepe myrtles and shrubs shown is different than number
stated. Staff counted 22 crepe myrtles and 13 shrubs.
Many of the elm trees are in poor condition. These trees will need to
be replaced.
❖ Staff has determined that the existing pine trees will receive 35 points
each.

4. Front building setback is 25'. Fuel canopy may not encroach the front
setback line.

6. Four parking spaces still do not meet requirements. Will need to re-stripe
parking lot.

1. Need to add a line in the parking section for the warehouse parking
requirement. The requirement is 1 space per 1,000 square feet of warehouse
use. Thus, the total parking required for this site is now 17 spaces.

Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If you would like to
meet with staff to review these comments, please call me and I will schedule a meeting.
The next submittal will be the third and final review by staff for this round of reviews. If
all items have not been addressed on the next submittal, another $100 processing fee
will need to be submitted for the subsequent set of three (3) reviews. Please address
the comments and submit the following information for further staff review:
Two (2) revised site and landscaping plans; and,
The attached redlined site plan with staff comments.
