REVIEW STOPPED - Fire coverage does not meet ordinance, may need to
reconfigure site. The following comments do not constitute a full review of
plan submitted.
1. Additional fire hydrant will need to be provided to cover back building. The
fire truck will only travel 300 feet from the fire hydrant.
2. Proposed fire lanes cannot be maneuvered by fire trucks and do not provide
adequate turn around.
3. Non-pavement surfaces are only permitted in completely enclosed and
screened locations that are not accessible to the public (gated) and not to be
used for emergency and service vehicles.

Fence along the rear of the property should be a screening fence.
3~ r A solid screening fence is required around the area proposed for only
stabilized base material, as well as gates at the edge of the pavement,
preventing public use of the area.

5. i,~Firelane does not accommodate aerial firetruck.
' 16~ Turnaround does not meet standards. Because the ends of the
turnaround will be gated (required because the back area is not paved),
an additional 10 feet of paving beyond the standard, at each end of the
turnaround will be required by the Fire Marshal to provide adequate
space for the parts of the trucks that normally overhang the curb during
the turning process.

SUBJECT: Service Maintenance - Site Plan
Staff reviewed the above-mentioned site plan as requested but had to stop review due
to an incomplete submittal. The following page is a list of staff review comments
detailing items that need to be addressed. Please address the comments and submit
the following information for further staff review:
Three (3) complete sets of building construction documents for the
proposed development with the revised site and landscaping plans
attached.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764-3570.

Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. The next submittal
will be the third and final review by staff for this round of reviews. If all items have not
been addressed on the next submittal, another $100 processing fee will need to be
submitted for the subsequent set of three (3) reviews. Please address the comments
and submit the following information for further staff review:
Two (2) revised site and landscaping plans.
