SUBJECT: Final Plat for BUSINESS CENTER @ CS, LTS 1&9, BK 5
Item: Consideration of a Final Plat for the Business Center at College Station,
Lots 1 &2, Block 5, consisting of 56.125 acres located adjacent to Lot 1, Block 6.

Applicant: City of College Station
Item Summary:
This phase is the final section of the Business Center to be platted. This
subdivision of the remaining 56.125 acres will create 2 lots of 39.198 acres and
14.50 acres, and will also dedicate right of way for Lakeway Drive and
Technology Way. This will be a change from the original Master Plan, which
showed the area divided into 3 lots, and Technology Way as a loop. The reason
for this change is to allow maximum development of the land, to avoid lot
configurations that might require variances to develop and to ensure the
availability of adequate funding for Lakeway Drive, in order to comply with the
Thoroughfare Plan.
The Business Center is zoned M-1 and shown on the Land Use Plan as
Industrial R&D.
Staff recommends approval with the condition that the attached Staff Review
Comments are addressed.

1. This should be Block 4, not Block 7. The 39+acre lot should be Lot 1, and
the 14.5 acre lot should be Lot 3.
2. Change the building setback note to read - "Except where indicated, all
building setback lines shall comply with the City of College Station Zoning
Ordinance No. 1638. All frontages need to show a 40 foot building setback
line.
3. 100-year flood hazard areas need to be shown as an easement that is
protected from encroachment.
4. The Business Center and the Pebble Creek area have agreed that along
stream AC-1, both property owners will provide for the ultimate 100-year
flood to be contained in a dedicated drainage easement in lieu of detention.
5. Remove the City Council Certification. Plats no longer go to Council for
approval.
6. Please add a note to the plat that if the areas of Lot 2 along Quality Circle
and Lakeway Drive were to ever be filled and developed a 30 foot wide
Landscape, Access and Underground Utility Easement would be required
along those frontages.
7. Show the landscape easement line as continuous along Technology Way,
south of the line between lots 1 & 2.
8. Show the call information for the public utility easement that is to lie over the
existing sanitary sewer line that crosses Lot 2. Also add a descriptive note
identifying what kind of easement along with the width.
9. Change the line type for the 20-foot wide drainage easement that crosses the
proposed Viacom (Destia) site to a broken line per the other easements.
10. At the eastern corner of Technology Way and Lakeway Drive, the landscape
easement lines should meet a cutoff section 30 feet long and lying at a 45
degree angle to the intersection, rather that at a simple intersecting point.
