ROADWAY DEVELOPMENT
Proposal includes:
547' cul-de-sac (Technology Way)
Elimination of Technology Way Loop
Opens approximately 28 acres for development
Infrastructure: roadway, drainage, water line, and electric
wastewater service available to both lots (extension may be needed at a later date
depending on building layout)
Does not include: landscaping and amenities
Budget Impact:
Technology Way Loop -$750,000
Technology Way cul-de-sac + 250 000
Savings $500,000
Prior phase developments have ranged in cost from $38,000-$49,000 per acre. Phase III,
under this proposal, could be opened up for development at approximately $9,500 per acre
(does not include land cost).
Status of Land:
Committed:* 58 acres
Uncommitted and accessible: 52 acres -16.68 ac narrow, 5.0 ac, 30.74 frontage
Unaccessible at this time 27 acres
Total: 137 acres
*Either developed or development pending

Attached is page 2 of the Business Center final plat that was submitted for
today's deadline. There is some information missing that we must have in
order to process the plat. Please provide the floodplain acreage and the total
linear footage of streets sidewalks sewer lines water lines channels storm
sewers & bike lanes/paths. If we receive this information today, we will
keep the plat on the same schedule.

Block 7 final Plat Revisions
Dear Curtis,
I have finished my review of the proposed final plat of block 7 of the Business Center at
College Station, and have the following comments. The first three we discussed this
morning, with the fourth being new.
1. Show the landscape easement line as continuous along Technology Way, south of
the line between lots 1 and 2.
2. Show the call information for the public utility easement that is to lie over the existing
sanitary sewer line that crosses lot 2. Also add a descriptive note identifying what
kind of easement along with the width.
3. Change the line type for the 20-foot wide drainage easement that crosses the
proposed Viacom (Destia) site to a broken line per the other easements.
4. At the eastern corner of Technology Way and Lakeway Drive, the landscape
easement lines should meet at a cutoff section 30 feet long and lying at a 45 degree
angle to the intersection, rather than at a simple intersecting point.
Should you have any questions or need further detail, please do not hesitate to call.
Otherwise, please provide me with a revised copy when the plat is re-submitted to the
Development Services Department.
