SUBJECT: ECKERD #3956 @ LONGMIRE (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Two (2) revised site and landscaping plans.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call Jennifer Flannery or Jessica Jimmerson at 764 -3570.

STAFF REVIEW COMMENTS NO. 1
Project: ECKERD #3956 @ LONGMIRE (SP) -SITE PLAN (2- 500025)
PLANNING
1. Please show flood plain or floodway on site. If none, please indicate on site plan.
2. Please indicate location of fire lanes and provide details.
3. The fire hydrant and the water line to the hydrant must both be completely within a
Public utility easement. Please provide.
4. Please indicate the easement for the waterline to fire department connection. This
easement must continue to the building unless you plan to put your RPZ outside the
building in a vault, in which case the public line and easement continues up to the
RPZ.
5. Please be aware that the required screening for the dumpsters must be a minimum
of 8' tall solid screening fence. This must be called out on the plan.
6. Landscape legend is illegible and incomplete. Please provide landscape and
streetscape requirements and planting calculations. There was not enough
information provided to do a full landscape review.
7. Please show existing trees to be barricaded and provide a barricade plan.
Barricades must be placed at least one foot away from the truck for every caliper
inch of trunk to receive points for protected trees.
8. Live oaks must be separated by 35' from other live oaks.
9. Landscaping must be inside property lines, not in right -of -way, to receive
landscaping points.
10. Please be aware that signs must be permitted separately through building
permitting.

ENGINEERING
1. Please see comments above concerning public lines and easements.
2. Water meters must be in a PUE.
3. All Public lines to be constructed must be submitted with a plan and profile sheet.
4. Please include estimated water and sewer demands. Line and meter sizes will be
based on this estimate. This includes irrigation meters. Please locate irrigation
meter and backflow device on plans.
5. Sheet C2.1. Please change Note 9 to read "2000 International Plumbing Code ".
6. Sheet C2.1. Please include a Key Schedule # 9 in the new Proposed Landscape
Area.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

7. Sheet C3.1. The westward grate inlet elevation is 305.33. However there is a
grading line of 305.00 just outside the inlet. Should this be 305.50?

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 14 version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devises must be installed and tested upon installation as per City
Ordinance 2394.
