Project: DUCK HAVEN SUBDIVISION (FP) -FINAL PLAT (2- 500028)
ENGINEERING
1. The Master Preliminary Plat was approved by the Planning and Zoning Commission
with the condition that "Lots 1, 2 and 3 of Block 1 share a single access point by way
of an access easement ". Please revise the Master Preliminary and the Final Plat to
reflect compliance with this condition.
2. Concerning the drainage easement across Widgeon Tail Drive along the east
boundary of Lot 27, Block 1; the Master Preliminary Plat mentions a pond in this
area. Where is the pond to be located? Does this drainage easement shown on
the Final Plat line -up with the current channel at the subdivision boundary?

1. The ROW for Drake Drive shall be 70' as noted on plat. However, you show L2 and
L5 as 5' each. The ROW to the north of L1 and L5 should read "Drake Drive 80'
ROW" up to L1 and L6, as shown on the Preliminary Plat.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station,
must be explained in your next transmittal letter and "bubbled" on your plans. Any additional
changes on these plans that have not been pointed out to the City, will constitute a completely
new review.
