REZONING SUPPORTING INFORMATION
1.) List the changed or changing conditions in the area. or in the City which make this,zone change necessary.
With the completion of Hwy 40 connecting to Hwy 30, Rock Prairie Rd. will
become the major route from Huntsville to College Station and more
commercial in nature. There is really no designated area in College Station
for small commercial user, now that the nature price & character of Graham
road is changing.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect.
Neither the comprehensive land use plan or the new small use plan includes
the subject property Greens Prairie, Hwy 6 study area is across Rock Prairie
Road from the subject property.
3.) List any other reasons to support this zone change.
The majority of the land in the area is rural and although the areas
away from major roadways could be residential, the property adjacent to
Rock Prairie Rd will be selected by market forces as commercial tracts.
After searching the College Station area this property is one of the few
that will meet our needs and fit into our budget.
The applicant has prepared this application and supporting information and certifies that the facts
stated herein and exhibits attached hereto are true and correct. IF APPLICATION IS FILED BY
ANYONE OTHER THAN THE OWNER OF THE PROPERTY, APPLICATION MUST BE
