Our proposal is to replace the existing duplex on lot 14, block 4 of W.C. Boyett Estate Partition with the proposed ten-plex. Since there is enough space for only five parking places on the property, we would like to use the parking garage at College Main for any additional parking needed. Bill Cooley, the property owner and I Quinn Williams, the builder, are proposing to replace three existing duplexes on Tauber Street with two ten-plexes and a twenty-space parking lot. We would like to divide the project into two phases: Phase I - Demolish and remove the existing structures on lots 12 and 13. Build one ten- plex on lot 12 and a common driveway with ten parking spaces on lot 13. Phase II - Demolish and remove the existing structure on lot 14. Build a second ten-plex and add ten more parking spaces on lot 13. The City of College Station currently requires 1.5 parking spaces per bedroom for an apartment project. Due to the lot size and configuration, we are only able to accommodate one parking space per bedroom. Since the project is in such close proximity to the parking garage on College Main, we are requesting that the PRC accept our project as planned, with only one parking space per bedroom. We feel that this project is a much-needed restoration to the North Gate area. Not only will the new buildings be much more aesthetically pleasing than the existing structures, we will also be eliminating the current off-street parking and providing a screen for the dumpsters not to mention new landscaping for the entire project. Please find included with this packet, an existing site plan, a proposed Phase I and Phase 11 site plan, a map showing the proximity of the parking garage and some photographs of the existing site. CSU (the City) pays the cost of installing (relocating) a hydrant at Tauber and Cherry. 2. Developer pays for the line extension (250 ft of 6" water line). 3. CSU pays for all service reconnections from the existing 2" line to the new 6" line along the extension. based on the changer order price TEXCON gave me the costs would break down as follows. City Cost $3000 Your Cost $15,150 Let me know what you think. I can get the change order started as soon as we have an agreement. TEXCON says that the hydrant can be ready for service within two weeks of notice to proceed with street repairs taking an additional week.
