SUBJECT: Standard Automatic Fire Enterprises, Inc. -Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Three (3) complete sets of building construction documents for the
proposed development with the revised site and landscaping plans
attached; and
The attached redlined site plan with staff comments.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764-3570.

STAFF REVIEW COMMENTS
No. 1
Project:: Standard Automatic Fire Enterprises
1. Need to show zoning of abutting parcels.
2. Existing water meter needs to be within a utility easement. This may be done
by separate instrument.
3. Show where utilities will hit the building.
4. Need to show current building setback requirements.
5. In existing office building - what is the square footage of the warehouse
space?
6. Give drive aisle widths.
7. Give distance between the property line and edge of pavement.-
8. Need to show fire lane striping.
9. For ease of backing out of parking spaces number 1, 11, 32, and 33, install a
3-4 foot turn around at the end of parking aisles.
10. Show water and sewer demands.
11.The site is located within a sewer impact fee area. Fee is based on
demands.
12. Key note 41 - Sign will need to be permitted separately.
Grading Plan Comments:
13. Hydrologic Criteria: Clarify calculations, show 5-8" pipe outlets. Plan only
shows 3-8" pipe outlets.
14. Need larger plan with profile details of outlet structures.
General Comments:
15. Still checking with public works about right-of-way and for approval of
proposed driveway.
16. The future office building and parking lot were not reviewed, however, it does
not appear that the future proposed driveway will meet the Driveway
Ordinance.
17. Be careful with planting the canopy trees. The plan shows them at the
minimum allowed distance apart.

SUBJECT: Standard Automatic Fire Enterprises, Inc. -Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. The next submittal
will be the third and final review by staff for this round of reviews. If all items have not
been addressed on the next submittal, another $100 processing fee will need to be
submitted for the subsequent set of three (3) reviews. Please address the comments
and submit the following information for further staff review:
Two (2) revised site plans.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. Our department will be calling you on Monday to
set up a meeting with you and the owner to discuss some issues regarding staff review
comments. If you have any questions or need additional information, please call me at

All items from Staff Review Comments No. 1 were fully addressed except for
comment numbers 2, 4, and 9.
2. This item is to be addressed at the requested pre-development meeting.
4. Need to show the current building setback requirements.
9. Turn around is okay. Please re-number the parking spaces on Sheet 1 to
match the landscape plan on Sheet 3.
