Dear Ms. Ruiz
Garrett/Associates Engineering, Inc. is pleased to submit this Engineer's Summary Letter
for the site plan application for the proposed Jack-in-the-Box to be located in the Rock
Prairie Crossing Shopping Center. The shopping center is under construction and plans
have been approved for a Kroger Grocery Store, two retail buildings, and three proposed
building pads. The proposed Jack in the Box will be located on Pad E of that shopping
center. The shopping center is located at the corner of State Highway 6, South and Rock
Prairie Road. The pad site is located along the frontage road for St. Hwy 6,
approximately 400 feet south of Rock Prairie Road.
The contractor for the shopping center will be responsible for construction up to the Jack
in the Box limits of construction as shown on sheet C2.00. Water, wastewater, and storm
sewer stubs have been provided up to the pad site. Jack in the Box will be responsible for
constructing the building pad and parking and sidewalks adjacent to the pad, as well as
connecting utilities to the existing stubs. There will not be any driveways proposed for
this development. Access will be taken from the highway and from Rock Prairie Road
through the shopping center.
The shopping center is providing detention for the entire project. The Jack in the Box
will discharge storm runoff into a storm sewer line that flows into the detention pond.
The pond was designed based on an estimated 100% impervious cover for pad E. The
Jack in the Box will actually have less impervious cover due to the addition of the
landscaped areas. The storm runoff will be less, so the detention ponds will still have
enough capacity for this development.

The parking for the pad as determined by the shopping center was based on a ratio of 5
spaces per 1,000 square feet of building. The plans estimated the pad E building to be
4,000 square feet and would require 20 spaces. These spaces are provided on the
approved shopping center plan and will be constructed with the shopping center. The
Jack in the Box, due to its restaurant use, will require a parking ratio of 1 space per 100
square feet. The building is 2,500 square feet and will require 25 parking spaces. There
will be 15 spaces added to the project with the Jack in the Box. On top of the 20 spaces
provided by the shopping center, there will be a total of 35 spaces available for the Jack
in the Box.
There is an existing fire hydrant that was provided to service pad E. This hydrant is
located near the proposed drive-through and will need to be relocated. We have shown
the relocation and are going to provide an easement for this hydrant. We are also going
to provide an easement for the water line extension and the meter boxes.
We hope that this project will be fairly simple for review since it is for a pad site within
an approved shopping center project. We look forward to working with you and your

Update #1
Attached to this letter are three copies of the revised site plan.
1. The notes have been changed.
2. The square footage of the building has been revised.
3. All parking spaces are 20' long by 9' wide. Wheel stops have been added in front of the
doors to prevent vehicle overhang blocking the sidewalk. The sidewalks at the doors
meet the ADA requirements of a 5' by 5' maneuvering area and the sidewalks do not fall
below the minimum ADA width of 3'.
4. See number 3.
5. The scale has been changed on the ramp detail. It now meets the widths shown on sheet
C3.
6. The northeast parking island has been made wider to meet the minimum 180 sq. ft. of
area.
7. The aisle on the east side is measured from the end of the spaces. The aisle meets the 23'
minimum width requirement.
8. No sidewalks are less than the ADA minimum width of 36". Is the 4' width a minimum
requirement for the City of College Station?
9. The aisle that angles off the drive through has been reduced to a 5' wide aisle to prevent
cars from using it as a drive lane. It is for hauling trash to the dumpster.

10. The intent of the original Rock Prairie Crossing Shopping Center drainage plan has not
been changed. Inlets have been added to drain water around the building into the storm
drainage system. The water is flowing into the same storm sewer pipe that it was
designed to flow into with the shopping center plans.
11. The fence detail will not be used and has been crossed out.
12. The gates have been removed.
13. The transformer location is shown and it will be screened by landscaping.
14. The proposed fire hydrant is shown on page C2 as requested.
15. The construction documents requested are on the utility tap plan.
16. The shopping center fire lane has been labeled and a note requires the fire lane to be
indicated on the curb.
17. The building will not be sprinkled.

Attached to this letter are three copies of the revised site plan.
1. The east doorway meets the 5'x5' requirement if measured from door to face of curb.
2. The Parking Data table was revised as requested to reflect the entire project data.
3. The Fire Lane note was revised as requested.
4. The fire hydrant is unobstructed and is visible from the fire lane. The hydrant is shown
on the landscape plan and a note was added for the fire hydrant to not be hidden.
5. The details have been revised to match the City of College Station standard curb detail.
6. Electrical Comments
a. Transformer location was changed to show existing location
b. Notes were added to the utility tap plan. See the callout for the transformer.

Bridgette,
I have revised the plans as indicated on your comments dated April 5, 2000.
Enclosed, you will find the following:
1. Seven (7) copies of the revised civil set including landscaping plans. Six (6) copies for
College Station and one (1) copy to be returned to us with the approval signatures.
2. Three (3) copies of the revised Land Use Plan (site plan).
3. Three (3) copies of the revised Landscaping Plans.
Building comments have been addressed and the update was submitted to the building
department today.
It is my understanding that this is all that is required for us to obtain the site permit. Please let
me know if there is anything else you need.
