Development Coordinat SUBJECT: Jud's Foodstore Carwash Addition - Site Plan Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: Three (3) complete sets of building construction documents for the proposed development with the revised site and landscaping plans attached; and The attached redlined site plan with staff comments. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. All required items not addressed. The following comments are some of the items that need to be addressed. 1. Show ownership and zoning of surrounding tracks. 2. Show ROW width and any sidkwalks in ROW. 3. Show predevelopment and postdevelopment topography and other pertinent drainage information. Has a drainage report been submitted? 4. You will need to submit a development permit fee. 5. There are no easements currently existing on site? fJ 6. Floodplain/floodway information - note if there is none on site and list FEMA map number and date. 7. The boundaries of the new development need to be 20 back from any new improvements or area of earth disturbance. 8. Show fire lanes. 9. Dumpster screening needs to match other structures on site. 10. Access to the park property is not allowed. (SP) (0-25) Staff reviewed the building plans for the above-referenced project and has determined the need for one item prior to approval. Please submit screening details for the proposed transformer. You can fax that to me at 764-3496. As soon as the details are received and approved, I will notify you. Provide circulation aisle around north end of carwash bays. 4. Show firelanes. 5. Landscaping points needs to be 50% canopy trees. 6. Irrigation plan will need to be approved prior to C/O. 7. What does vending island mean? Is it solely for air/water, or will there be other things there? Reviewed by: ENGINEERING JESSICA JIMMERSON Date: 11/1/00 1. Drainage letter with calculations is approved. 2. It looks like there are tire stops behind the vacuum islands on SP-1. If so, annotate them. 3. Annotate where you are going to put your 6" curb so we can see how it is going to effect the localized drainage paths. On SP-3 you have 'concrete curb break typ'. Is that new curb from the new park warehouse construction or is your proposed curb? Reviewed by: Thomas V. The following page is a list of staff review comments detailing items that need to be addressed. The next submittal will be the third and final review by staff for this round of reviews. If all items have not been addressed on the next submittal, another $100 processing fee will need to be submitted for the subsequent set of three (3) reviews. Please address the comments and submit the following information for further staff review: Two (2) revised site and landscaping plans (additional sets will be required once the plans have been approved); and, $100 Development Permit Fee. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details.
