SUBJECT: West District Maintenance Shop - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Two (2) revised site and landscaping plans;
The attached redlined site and landscaping plans with staff comments.
The drainage report for this project has been reviewed and approved by our
Engineering Staff. Attached is your approved copy.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764-3570.

STAFF REVIEW COMMENTS

Project: West District Maintenance Shop
1. Is there an existing sidewalk along the frontage? Holleman is on the
sidewalk master plan.
2. Show which portion of the building will be used as office space and which for
repair shop. Will there be bays? Please show where and the dimensions.
3. Show paving detail.
4. Show curbing detail.
5. Label fire hydrant. If existing drive is a firelane and built to firelane
standards, label as such.
6. Parking spaces need to be drawn in and dimensioned. Show required
handicap information - # spaces required, proper dimensions, required
labeling.
7. Show table calculating the number of parking spaces required by use.
8. Dimension circulation aisle near dumpster area.
9. An end island is required at end of parking row opposite dumpster.
10. Title block shows that the site plan is page 1 of 3. What are on the other 2
pages?
11. Clearly show the boundaries of the site area on the site plan as well as the
landscaping plan.
12. Show utility service lines to the building. Will there be any new meters? New
transformer pad?
13. Do any utility or other easements cross the site? Show them.
14. Please explain the use of the wheelstops behind the building.
15. How will the transitions in elevation and grading work between the sidewalk
to the dumpster & the parking paving & the curb & the access to the dirt
storage area?
16. Landscaping plan is fine, but the landscaping calculations need to be
corrected as shown.
17. Show proposed grading.

2. Show which portion of the building will be used as office space and which for repair
shop. Will there be bays? Please show where and the dimensions. On Site Plan,
draw in building what is office vs. service area and provide square footage for
each. Use these square footages to calculate parking.
3. Show paving detail.
4. Show correct curbing detail. (dimension from top of curb to base of pavement)

6. Parking spaces need to be drawn in and dimensioned. Show required handicap
information - # spaces required, proper dimensions, required labeling. If this area
is now going to be used for storage, it is required to be fully screened (privacy
fencing not chain link). The handicap space will require a full end island on
the southern side.

the number of parking spaces required was calculated.

There may be a transition problem here because the new sidewalk appears to
be at pavement level and the area it is traversing through is at top of curb
level.
