Also attached is our response to staff review comments. The digital file and signed mylar will be submitted upon final approval. Please call if you have any questions or need additional information. RESPONSE TO STAFF REVIEW COMMENTS NO. 1 DATED 10/20/2008 Project: CASTLE ROCK PH 2B (FP) - 08-00500244 PLANNING 1. Please provide the volume and page number for any easement on the property. Extra existing easement labels have been added for clarification. y 2: The Preliminary Plat states that Phase 2B is 8.595 acres, but the Final Plat show this phase to be 8.611 acres. Though this difference is not large please provide clarification as to why the change has occurred. Thank you. The difference in acreage is due to an approximately 10' shift in the phase line between Phases 2A & 2B where it crosses over Castle Rock Parkway. The Phase 2B plat must match the common boundary between it and Phase 2A, so that is where the slight difference in acreage from the Preliminary Plat comes from. When laying out phases for the Preliminary Plat for such a large project, it is not uncommon for slight changes to be made due to utility location or other issues that become clearer as the final design is made. The final acreage changed from 8.611 to 8.610 due to a request by the surveyor after his review. ~3. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. An additional change/adjustment has been made to the 5' PUE at the driveway for the Amenities Center. Rather than curving along the driveway into the Amenities Center, the easement has been extended parallel along the ROW line for Castle Rock Parkway until it reaches the boundary of Phase 2B. This slight change was made so the easement matches what is shown (and what is needed) on the Amenities Center Site Plan. In addition, metes & bounds have been added to the plat, which forced the rearrangement of some of the signature blocks to make room, and the ownership volume/page information has been corrected, per the surveyor's request. ENGINEERING COMMENTS NO. 1 1. Please make sure that you are not negatively impacting the Conservation Easement and/or Deed Restricted Area with this increase in discharge and drainage plan. Noted. 2. Verify that a blanket easement still covers the property. The blanket easement is still in effect. 3. Subdivision is located in Sewer Impact Fee Area 97-01 (Spring Creek). Impact fees are due at time of building permit. This information was given in Note 11 on the plat. 4. What is origin of floodplain limits? FEMA Effective? CLOMR? The origin of the floodplain limits is the EFFECTIVE FEMA map, and that has been clarified on the plat. 5. Construction plans and reports are still under review. Noted. ALL OTHER COMMENTS - NOTED.
