Item Summary: This item is for the consideration of a Final Plat for Westfield Phase 2A. The property is located on Graham Road, east of Victoria Avenue and currently zoned R -1. The Final Plat conforms to the approved Preliminary Plat except for the fact that the Developer requested to phase the development. There is now a Phase 2A and Phase 2B. Phase 2B will consist of 11 lots on Meadow View Drive. Westfield Phase 2A will have access to Graham Road through Phase 1 to the east and to Victoria Avenue through Phase 3 to the west. Harvest Drive will be constructed as a collector. Comprehensive Plan Considerations: Land Use Plan: Depicted as single - family residential. Thoroughfare Plan: Graham is a major collector. Parkland Dedication: Parkland was dedicated with Phase 1. Open Space Dedication: Greenway along Lick Creek dedicated with Phase 3. Please keep in mind that staffs responsibility is to provide the Planning & Zoning Commission with all pertinent facts of a development case, but that staff is not acting as an advocate for the applicants. Therefore, it is in the applicant's best interest to send a representative to the Planning & Zoning Commission meeting to speak on behalf of the proposal. This item is scheduled for the Thursday, June 6, 2002 Planning & Zoning Commission Meeting. This meeting will begin at 7:00 P.M. in City Hall Council Chambers. Please unbold the line between the North part and the South Part. This line weight should be for the subdivision boundary, only. 2. According to Utilities, there should be a 10' PUE on Lot 8 Block 4 along the 80.31' lot line. 3. Please show the item between lots 11 and 12 as a PUE and provide volume and page. 4. Please label 100 -yr floodplain (per City Ordinance, not FEMA). 5. Please change signature line beneath City Engineer certificate to City Engineer. 6. Please call -out minimum slab elevation per drainage study for Lots 8 and 13. 7. Comments to construction documents will be returned separately. Developer provides temporary blanket easement for construction purposes (see attached Dedication Sheet). 4. Developer provides digital of plat and/or site plan for AutoCAD 14. Email to rbolin O-ci .college- station.tx.us 5. Developer provides easements for electric infrastructure as installed (including street lighting). 6. Upon completion of project surveyed sealed meets and bounds descriptive easements are necessary to release temporary blanket easement. Reviewed by: Ronnie Bolin NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
