SUBJECT: SHAMMY EXPRESS CAR WASH (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review and approval:
Seven (7) complete sets of construction documents;
Two (2) revised site and landscaping plans; and,
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

PLANNING
1. Please note on the site plan the total site area and legal description
2. Please note on the site plan whether the subject property is in the 100 -year flood
plain referencing the FEMA Panel.
3. Please show all setback lines.
4. Please be aware that the dumpster pad will have to be a 12' x 12' pad with an 8'
solid screening fence. The opening must be a minimum of 12' for the Sanitation
Trucks to service the container.
5. Please show nearest fire hydrant.
6. The vacuum island will be blocking the approach to the dumpster when a vehicle is
being serviced so the enclosure will need to be relocated (Peter Caler).
LANDSCAPE /STREETSCAPE
7. Please show different symbols for the different types of trees and shrubs you are
proposing. It is very difficult to decipher between the number and letter symbols you
are currently showing.
8. Please show the tree or shrub symbol beside the point calculation.
9. On the required buffer you are required 14 canopy trees every 25 -ft., and 119 five -
gallon shrubs for every 3 linear ft., you are only showing 80 shrubs on the south
property line and 75 shrubs on the north property line. You cannot count any of
theses points toward your required streetscape plantings and point requirements.
10. Please delineate exactly what type (instead of a multiple choice) of canopy tree is
going in the required buffer, as well as the rest of the site. Please be aware that Live
Oaks require a 35 -ft. separation, and all other canopy trees require a 20 -ft.
separation.
11. Please note on the landscape plan that an irrigation plan must be approved prior to
Co. All plantings must be irrigated.

ENGINEERING
1. Please include water demand estimate in gpm. This estimate will be used to size
your water meter.
2. Please show "New domestic water meter" and "New irrigation water meter and
backflow preventer ".
3. You will need a Development Permit for the construction phase of this project.
4. Please be aware that if the existing sewer tap is not functional for this project, a new
tap must be installed.

PLANNING
1. Please note on the site plan that the subject property is not located within the 100 -
year flood plain referencing FEMA Panel 48041 C01 44C.
2. The dumpster orientation will not work for sanitation if there are cars parked in the
vacuum island. Please contact Pete Caler (764 -3841) to work this out and make
those revisions on the site plan.
