SUBJECT: RESTIVO'S CORNER (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Two (2) revised site and landscaping plans.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. Parkland Dedication fees ($345 per
dwelling unit) will be due prior to the issuance of building permits. If there are comments
that you are not addressing with the revised site plan, please attach a letter explaining
the details. If you have any questions or need additional information, please call me at
764 -3570.

Project: RESTIVO'S CORNER (SP) -SITE PLAN (02 -086)
PLANNING
1. The property has been addressed as 1128 Gridiron. Please include this address in
the title block with the next submittal.
2. Please call out the ownership of lots 7 and 9.
3. Please identify the size of the water lines running along the southwest and
southeast property lines.
4. Because the sidewalk will not be safe when a car parks in front of a porch, parking
spaces must be 20 ft. long or the sidewalk widened.
5. Please call out the distances to opposite and adjacent driveways and /or street
intersections.
6. As per previous discussions with City staff, roll out containers will not be able to be
used for this development. Please show a dumpster location that will be screened
from the ROW.
7. Please shift the line of shrubs on the west side of the driveway southward so they
may better screen the parking lot.
8. This site has to meet streetscaping requirements (street trees and additional
landscaping points). Even though the street tree requirement is met because there
are two canopy trees planted within 50 feet of the property line along the street,
please identify the requirement on the site plan. The additional point requirement of
streetscaping will still need to be met (300 additional landscaping points for every 50
linear feet, excluding driveways).
9. Irrigation is required for landscaping. If General Note #11 is in reference to
landscaping irrigation, please clarify.
10. No -Go for 70 gallon collection. This one requires either a 300 gallon or front end
loader dumpster pad.

ENGINEERING
1. Show irrigation meter and back -flow preventor, if needed.
2. Show max slope of 6" sewer line.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
