SUBJECT: KROGER FUELING STATION (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review and approval
of the plans:
Six (6) revised sets of construction documents.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

SUBJECT: KROGER FUELING STATION (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Two (2) revised site and landscaping plans.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

STAFF REVIEW COMMENTS NO. 1
Project: KROGER FUELING STATION (SP) -SITE PLAN (02- 00500078)
PLANNING
1. Signs are permitted separately. You will need to submit through the building division
(Questions on permitting signs 979 - 764 -3570, Carl Warren)
2. Currently there is not a fire hydrant within 300 ft. of the proposed structure, you will
be required to install one. (Questions regarding location, Jon Mies 979 - 764 -3781)
3. The proposed air and phone equipment will have to be screened from the R.O.W.
with some screening shrubs.
4. All plantings must be irrigated. An irrigation plan must be approved prior to CO.
5. Sanitation is ok with this project.
6. Per the following TxDOT comment regarding the building setback line, please be
aware that the city's minimum requirement for a drive aisle is 23'. If you do not
construct your building line from the new TxDOT ROW line, you may not meet this
standard once the new ROW exists.

ENGINEERING
Please realize this is Site Plan Review, only. I do not see in our system that you have
applied for a Building Permit.
1. Please include drawings with TXDOT permit applications. The TXDOT Office will
not accept the permit if it has not been signed by the "owner ". Also, please ensure
headwall meets TXDOT standards including erosion protection.
2. Concerning the storm drain, specify pipe size and type.
3. Sheet C -6: Building sewer clean -out distance is every 100'.
4. Sheet C -6: Flow line call -out shows in is equal to out on sewer main. However, on
Detail 40B Sheet C -7 this is not the case.
5. Sheet C -6: Note 22H calls for a M.J. on the 1" water line. Is this the intention?
6. Concerning the TXDOT comment, please eliminate the headwall and use riprap.

1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 14 version of plat and /or site plan.

purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.

1. The setback lines are shown from the existing right of way line, not the proposed.
2. Drainage into our ditch as shown will not be allowed. Drainage is going straight
toward roadway and headwall will not be allowed.

PLANNING
1. An irrigation plan must be submitted an approved prior to CO and must show
the irrigation line and heads.

ENGINEERING
1. Sheet C -6. The extension of the water line for the hydrant is considered City
infrastructure. You will need to provide a profile construction drawing. You
may do this on Sheet 6, if you wish.
2. Concerning the outfall of the storm drain, we would not like to have a piece of
plastic pipe "sticking out" of the ditch along Texas Avenue. How can this be
addressed? Can an end treatment be used? I will hand write on plans,
Sheet C -7.
