SUBJECT: BUG BLASTERS (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Two (2) revised site and landscaping plans.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and `bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

Project: BUG BLASTERS (SP) -SITE PLAN (02- 00500077)
Staff was unable to do a complete landscape review because we could not
determine what was existing and what was proposed between your Landscape
Analysis and what was actually shown on the site plan.
PLANNING
1. Staff has made the determination that the existing 6 -ft. fence w /the dark green
screening material attached is sufficient at this time. Please be aware that at any
given time that this fence is removed or altered in any way, this site will have to
come into full compliance with the 5 -ft. planted screening buffer required between
commercial and commercial.
2. Streetscape requirement for Earl Rudder is 1 canopy tree for every 25 ft. minus the
driveway and site triangles, this will require 4 canopy trees or 8 non - canopy trees.
You are also required 300 additional points for streetscape for every 50 ft. of
frontage minus driveways and site triangles, this will require 654 points.
Along Sebesta the streetscape requirement is 1 canopy tree for every 32 ft. minus
driveways and site triangles, this will require 5 canopy trees or 10 non - canopy trees.
This will require 990 additional streetscape points for the streetscape along Sebesta.
Please be aware that streetscape points are in addition and separate from your
landscape site area point requirement.
All plantings must be irrigated. If you are using an existing irrigation system, please
show the layout.
3. You will be required to convert one of your parking spaces to be handicap
accessible and marked as well, per Carl Warren Plans Examiner.
4. The parallel parking space cannot be allowed. If you want to propose a parking
space or spaces in this location, you will be required to put end islands on each end.
This site is required 19 spaces and not being able to count the proposed parallel
space you will only have 18. However if you will stripe some of the parking spaces
beyond your security gate where your storage facilities are and they meet the
Zoning Ordinance dimensions we will not require you to put end islands on them
because it is shout off from the public.
5. You will be required to install an end island on the end of your parking row that is on
the Sebesta Rd. side.
6. The dumpster that is in your parking lot will need to be screened with a 6ft. solid
screening fence.

ENGINEERING
1. You will need to fill out a Development Permit Application prior to construction

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
