Re: Gateway Subdivision Driveway
Dear Bridggette,

Attached are 10 copies of a proposed site plan for the driveway only for the Gateway
Development. As seen on this site plan, we are requesting that the Gateway Subdivision
be allowed a driveway between Lots 7 & 8 of the development (seen in red on the plan).
This driveway will not be constructed until the University Drive median is complete,
thereby making the driveway a right in / right out drive. (Per TxDOT, the University
Drive widening project should be complete within 5 months). We are requesting approval
of only the driveway at this time because it significantly affects the overall layout of the
center. A decision on this driveway at this time will allow us to proceed with the design
of the adjacent lots in an efficient and cost effective manner.
As seen on the attached site plan, the Gateway Subdivision along with the multi-family
development that will be constructed to the north of the Gateway development currently
have only 2 driveways permitted on University Drive. These are the driveways at the
Glenhaven signal and at the proposed Forest Drive signal. Given the upcoming Home
Depot and multi-family project, traffic volumes utilizing these two driveways will be
sizeable. (A Traffic impact Analysis is currently underway for the Forest signal and full
traffic counts were not available as of this writing). This third driveway will allow
eastbound traffic attempting to access the big box retail area to turn into the site prior to
the Forest signal, thereby reducing the queu length at that location. Because the driveway
will not have a median opening, it will not have any left hand turning movements on
University Drive, which are the most problematic maneuvers at drive openings. We see
this additional driveway as removing traffic from University Drive prior to a potentially
congested signal, which is trying to serve a large retail center as well as a large multi-
family project. In addition, the driveway spacing for this new drive has been dimensioned
and as shown does meet the City of College Station's driveway ordinance.

understand that the right-in/right-out driveway on FM60 by the proposed Wings-N-More was approved by
the Project Review Committee last week. Based on the City's "Driveway Access Location and Design
Policy", we can require deceleration lanes on collector or arterial streets when warranted. In this situation,
we have concurred that to maintain safety and minimize delay on this roadway, this type of driveway is
best served with a deceleration lane. Year 2000 traffic projections from TxDOT indicate that this section of
FM 60 carries approximately 27,000 vehicles per day, translating to 450 vehicles per hour per lane during
the peak hour. This amount of traffic during the peak hour easily warrants a deceleration lane.
