Item: Discussion and possible action on a Preliminary Plat for PEACH CREEK
ESTATES -ETJ (PP), consisting of 3 lots on 11.9 acres (02- 00500071)
Applicant: Sean Liles, Carlomagno Surveying
Staff Recommendations: Staff recommends approval of this item with the following
comments:
• Remove certificates from Preliminary Plat.
• Add to title block under Preliminary Plat, "Not For Record ".
Item Summary: This item is for the consideration of a Prelimianry Plat for 3 lots on
approximately 12 acres in the City's ETJ. The property is located east of the Speedway
on Vos Drive, adjacent to the College Station City limit line. Vos Drive is on the City's
Thoroughfare Plan as a minor collector. The Applicant is dedicating one -half of the
additional ROW needed for a collector street. Lot 29A meets minimum lot width for an
ETJ lot, being 100 -ft.

Land Use Plan: N/A
Thoroughfare Plan: Vos Drive is a minor collector.
Parkland Dedication: N/A
Open Space Dedication: N/A

1. Please state whether this property has been previously platted. If there is no
previous plat, please submit a Preliminary Plat Application prior to a Final Plat. If
this property has been platted, please submit plat as a "Replat ".
2. Please include a Drainage Easement across Lot 29A along drainage way (creek).
3. Please include all property calls. The call along Ball Circle is missing.
4. Please note that the FIRM referred to in Note 2 is NOT the current map. Please
verify and reference Panel 48041 CO205D.

the drawing. The Title Block shows that information.
2. Please change the R.O.W. for VOS Drive to 60'.
3. In the title block, please change Estate to Estates (plural).

Staff reviewed the above - mentioned final plat as requested. The following page is a list of

comments and submit the following information by Monday, May 6, 10:00 a.m. to be placed
on the next available Planning and Zoning Commission meeting scheduled for May 16,
2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.

Ten (10) copies of the revised plat as a REPLAT;
