HomeMy WebLinkAboutStaff CommentsSTAFF REVIEW HOLLEMAN VILLAGE II - Conceptual Site Plan This is a preliminary (complementary) review and is not a full review of the site from a Site Review Comment Checklist. 1. The location of the Gate(s) from Holleman Drive is OK. The drive aisles width at the circle will need to be a minimum of 20 feet. This width is a Fire Department requirement. 2. Provide the gate(s) swing path and design specifications with colors. The gate(s) will also need to meet the Fire Department emergency opening requirements (i.e.: key switch, Knox key/box, etc.). 3. Make sure all existing and proposed easements are shown. 4. Submit a landscape and streetscape plan with the required points calculations. 5. Provide marked fire lane(s) on site with existing and proposed fire hydrant locations. The site structures will need to be a maximum of 300 feet from a fire hydrant. 6. Provide a water and sewer legend to include the water demands (min., max., avg.) and the sewer loading (max. gal. per day). 7. Provide the meter locations for both the domestic and irrigation waterlines. Show the irrigation system or provide a note on how the irrigation system requirements will be met prior to issuance of a C.O. 8. Provide curb and pavement details. The fire lane pavement specifications are different from the regular pavement specifications. 9. Provide all City requirements pertaining to the title block. 10. Provide utilities within and adjacent to the proposed site. Include the building transformers and service connections to the buildings. 11. Show existing trees to be barricaded and a barricade plan. Protected points will only be awarded if the barricades are installed prior to the first development permit is issued. 12. The CITY STANDARDS PARKING CALCULATIONS requirement multiplier is 2.5 per bedroom (if the bedroom is less than 132 sq. feet); otherwise the multiplier will be three (3) for a 2 bedroom. The number of handicap spaces under CITY STANDARDS PROVIDED PARKING will be a minimum of 7 spaces required if 236 total spaces are provided. The CLIENT STANDARDS parking calculations are not required. Please refer to the SITE PLAN REVIEW COMMENTS CHECKLIST for specific item requirements that must be addressed for a full site review. Please address the comments and submit the following information by Monday, February 7, 2000, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, February 17, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised final plat; and The Mylar original of the revised final plat with the owner's signature.
