Today we resubmitted the Holleman Village Phase II construction plans for final review and hopefully for the site development permit. To the best of my knowledge, all comments regarding the infrastructure review for the project have been addressed with the following exceptions: • We decided to leave the original topographic and boundary survey in the construction drawings in order to provide the bidders and ultimately the contractor with the existing topographic information. We understand your concerns that the 100-year floodplain is misrepresented on this map; however, we ask that you disregard this. Further, we understand that the boundary depicted on this A.L.T.A. Survey is not the final boundary as per the final plat. This difference is due to the rededication of the Jones-Butler right-of-way. We hope that you and your staff reviewers can disregard this sheet for permitting purposes and treat it only as an informational sheet that will be used by the bidders and the successful contractor. • We understand that College Station staff is still considering the use of the collector drain (french drain) along the flow line of the detention basin. If this french drain is unacceptable to City staff, we can certainly put in a concrete pilot flume just as we did in the flow line of Holleman Village Phase I detention pond. However, it is the Owner's desire to put in the french drain if at all possible. With regards to the site plan review, we have addressed all of the comments to the best of my knowledge with the following exceptions: • We have not shown the horizontal alignment of the GTE phone lines, nor have we shown the future locations of any GTE telephone risers or related appurtenances due to the fact GTE has not yet designed their system. In talking with Mr. Richard Wallace of GTE (phone number - 979-821-4752) he has explained to me that GTE will not start preparing their plans until a building permit is issued for the project. He stated however, that for this project there would be no above grade appurtenances or risers near or along Holleman Drive or the future Jones-Butler roadway. He stated that in lieu of risers, flush mounted concrete pull boxes will be installed in or near the P.O. Box 22007 areas of the right-of-way. Further, he stated that he doubted very seriously if there Waco, Texas 76702 would be any risers anywhere within the project. He further stated that if any above grade riser was needed within the project, he would coordinate the location with us so that it could be adequately landscaped and screened to satisfy any City staff concerns. He said that there would be a high degree of flexibility in the location of any riser that might be needed. We do not have details and wiring diagrams for the keypad at the entrance gate. The keypad will be identical to the one installed for Holleman Village Phase I and the Owner can provide you with catalog cuts if so desired. We greatly appreciate the staff's assistance and patience on this project. However, it is paramount that the Developer secures the development permit on or before April 21, 2000 due to agreements with the current property owner. Therefore, we would greatly appreciate anything that you may be able to do to expedite the final review process and we would like for you to arrange for a final review meeting either this week or early next week. II Called Jed Walker this AM. Told him that were concerned about the queue lenght for the driveway.. particularly in light of the connection to to double tree condo's. Asked Jed to push the driveway back into the development in order to provide more que. Jed said he would look at this and see what he could do. Also told him to more the control box further back on the circle and told him that the lane width arond the circle would have to be a min. of 20 feet. We also talked about Ph.'s I and II not having any future access on to JB. He said the reason they haven't is becasue they didn't have the room to make them gated. I told him they could make them exit only and thus they wouldn't require much room. Jed said he would look at this as well.
