SUBJECT: Holleman Village Phase 11 - Site Plan
Staff reviewed the above-mentioned site plan as requested. There were many items
missing from the "Site Plan Minimum Requirements" checklist. Staff stopped review
and determined that the site plan was not a complete submittal. Please review the
items on the "Site Plan Minimum Requirements" checklist and submit the following
information for a complete staff review:
Ten (10) folded copies of the complete site plan; and,
The attached redlined site plans with staff comments.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 764-3570.

SUBJECT: Holleman Village Phase 11 - Site Plan
Staff reviewed the above-mentioned site plan as requested but had to stop review due
to an incomplete submittal. The following page is a list of preliminary staff review
comments detailing items that need to be addressed. The next submittal will be the
third and final review by staff for this round of reviews. If all items have not been
addressed on the next submittal, another $100 processing fee will need to be submitted
for the subsequent set of three (3) reviews. Please address the comments and submit
the following information for further staff review:
Two (2) copies of the revised site and landscaping plans
If there are comments that you are not addressing with the revised site plan, please

1. On the site plan, please designate the public line that will be abandoned.
Those that will remain need to be shown with their easement.
2. Show the water line on Holleman.
3. Wheelstops need to be removed from 18' parking spaces.
4. Please verify the size of the bedroom in 2 -bedroom units. This is needed
to calculate parking requirements.
5. We are assuming the dark, heavy lines are curbing. Please verify or
clearly show where there will be curb leave -outs.
6. Show the landscape reserve line on the site plan.
7. The dumpster needs to be removed from the landscape reserve. The
dumpster closest to the mail kiosk needs to be angled further so that the
dumpster will not be visible from the Jones -Butler ROW.
8. Regarding the dumpster enclosure detail on sheet 24, please designate
on the site plan where this will be used.
9. Walls around dumpsters need to be 8' high.
10. On the curb detail on sheet 17, it needs to be shown that #4 bar will be
used in the curb construction.
11. Please show or provide the sidewalk along Holleman.
12. Please verify there is 10' between the boundary line and edge of parking.
13. The 20' easement needs to be correctly identified.
14. The easement lines need to continue on the east side.
15. Please designate purpose of easement by mail kiosk.
16. 228 ft.2 of interior islands are still needed.
17. Show landscaping on islands on the site plan.
18. All dumpster locations need to be screened from the ROW.
19. Please label tree (seems to be live oak).
20. The transformer needs to be screened. Should other transformers be
located on site, they will need to be screened also.
21. Show irrigation system plan (or provide note on how irrigation system
requirement will be met prior to issuance of C.O.).

23. The water and sanitary sewer legend needs to include the minimum,
maximum, and average demands of water in gallons per minute and
maximum demands of sewer loadings in gallons per day.

In regards to your letter dated 4/10/00:
1. On the original and topographic boundary survey, add a note that the
current lot boundary for Lot 3 Block A has changed from the depicted
configuration.
2. Also add note that the 100 year floodplain is incorrect and to refer to sheet
27 for the correct location.
3. Add not to site plan that is any above grade riser is needed within the
project, GTE will coordinate the location with the City of College Station so
that the riser will be adequately landscaped and screened.
4. A low flow concrete flume will be needed for the detention pond. A french
drain will not be acceptable (see College Station Drainage Standards,
pages 73 and 61 A).

REVIEW STOPPED. Most of the site plan requirements are not coordinated
on the Site Plan. One or two attachments may be included as long as
related requirements are on the same sheet, e.g., water lines, water
easements, fire hydrants and fire lanes. Also, not enough fire -related
information was on the plans to ensure adequate fire protection. Staff
began review and has the following preliminary comments:
1. Call out dimensions on site plan.
2. Give the legal description of the property.
3. Complete the address for the listed architect.
4. The survey is incorrect and needs to match the latest legal description. This
information needs to be consistent across all pages.
5. Show only the current property line.
6. Clean up lines that have no designations.
7. Clarify the development of property outside of the property line.
8. Call out street R.O.W.s and whether or not they are to scale. Call out the
sidewalks and their widths.
9. Easements need to be shown on a document submitted as part of the site
plan. Include public and private utilities. Complete the legend on Sheet 3.
10. Where are meters located?
11. What is this building? (See #11 on the site plan.)
12. Dimension the parking spaces. Interior spaces need to be 9' x 20'. Only
seven contiguous parking spaces are allowed in the landscape reserve.
13. Indicate that end islands are landscaped on the site plan.
14. From the edge of the curb, many access isles are only 4'.
15. What is the proposal for this entrance? If there is a raised median, it needs
to be identified. If this is a circle drive, the aisles need to maintain 20' width
and 6" of concrete to meet fire lane requirements. Indicate driveway throat
length. The gate is not planned as formerly discussed with the City of
College Station's transportation planner. The whole controlled entry should
