List the changed or changing conditions in the area or in the City which make this zone change necessary. Much of the land in the vicinity of the subject property has been rezoned in the last five years to permit higher density multi-family uses and many of these surrounding tracts have been developed or are currently being developed as multi-family complexes and duplex homes 2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not, explain why the Plan is incorrect. R-5 allows a higher residential density than is suggested by the Comprehensive Plan for the subject property. The Comprehensive Plan is incorrect because the area surrounding the subject property has attracted multi-family complexes making the development of single family homes incompatible with the surrounding area. An R-5 zoning designation clearly fits the land use pattern for this area 3.) List any other reasons to support this zone change. JPI is nationally recognized and respected as a developer of high quality, attractive residential developments and is prepared to respond to the need for student housing offering state of the art amenities and security. The applicant has prepared this application and supporting information and certifies that the facts stated herein and exhibits attached hereto are true and correct.
