Metcalf, PE; via fax 690.0329,/ FROM: Lindsay Boyer, AICP, Senior Planner SUBJECT: CREEK MEADOWS (PDD) - Rezoning Staff reviewed the above-mentioned rezoning as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address all comments and submit the following information by Monday, March 31st, 10:00 a.m., for your project to be placed on the next available Planning & Zoning Commission (P&Z) meeting scheduled for May 1st, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue: One (1) 24"x36" copy of the revised Rezoning Map; Nineteen (19) 11"x1 T' copies of the revised Rezoning Map; One (1) copy of the Metes and Bounds; One (1) copy of the digital file of the Metes & Bounds on diskette or e-mail to sgriffin@cstx.gov. Please note that if all comments have not been addressed, your project will be not be scheduled for the P&Z agenda. Your project may be placed on a future agenda once all comments have been addressed and the appropriate re-advertising fees paid. Because the entire tract is not final platted, we will need metes and bounds of the entire property. 2. Provide a note that states the existing zoning (A-O, Agricultural Open) and the proposed zoning (PDD, Planned Development) 3. Provide the corrected list of uses for commercial tracts. 4. Please provide a note that all of the commercial development will meet all of the C-1 development regulations in the Unified Development Ordinance. Any deviation from those requirements will require a full concept plan review by the City Council for site plan approval. As an FYI, this includes commercial building height in proximity to single-family and buffer requirements. 5. Provide note concerning building heights as they relate to each different use. It could be as simple as stating that no single-family dwelling will exceed the maximum height requirement as allowed by R-1, Single Family Residential. And similar for each use.
