The Comprehensive Plan Amendment (CPA) has been scheduled for the next available Planning & Zoning Commission (P&Z) meeting on April 17, 2008. Because the City Council must first approve the CPA before the Rezoning can be considered, the Rezoning is scheduled for the May 15, 2008 P&Z meeting. Based on land use policies and the pattern of surrounding existing development, staff believes that some portions of the property should be developed as residential. 2. Staff would prefer that any non-residential land uses be located across Longmire from other non-residential uses, instead of across from an existing single-family development. 3. As you are aware, there will be a street connection through the property from Dove Crossing to Longmire, regardless of the land use. There will be a street stubbed out in Dove Crossing that needs to be extended into this property. 4. The Comprehensive Plan states that both Office and Neighborhood Commercial are land uses that are dependant on good access to local arterial roadways - Longmire is a major collector. 5. Looking at this request in context of the surrounding area, the proposed amendment would essentially create an island of non-residential use among a sea of single-family. Because of this, there is a concern that non-residential traffic will use roads within single- family developments to access the property (ie: Bridle Gate, Alexandria). PLANNING - Rezoning 1. The Comprehensive Plan amendment must be approved by the City Council before the rezoning request can be heard by the Planning & Zoning Commission, therefore, this request has been scheduled for the May 15th Planning & Zoning Commission meeting. 2. In past discussion, staff has suggested that the applicant conduct a neighborhood meeting with nearby subdivisions. Has this been done? What were the results of the meetings? 3. "Small house-style offices" were proposed at one time - is this still the intention?
