The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, April 8, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for April 18, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; and, One (1) Mylar original of the revised preliminary plat. One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart@ci.college- station.tx.us If you have any questions or need additional information, please call me at 764 -3570. On note #2, please clarify that the building separation will not be less than ten feet. 2. On note #9, please add that parking will also not be allowed in the bulbs of the cul- de -sacs. 3. On note #10, please clarify that there are no sidewalks planned on the interior of this section. The pathway along Castlegate will need to be in. 4. We would like to see something indicating the minimum lot area or dimensions. This will help guide processing of any replats that may come in 10 or 20 years from now. Reviewed by: Jessica Jimmerson Date: 4 -1 -02 ENGINEERING 1. The following lots must have a minimum first floor elevation established: 1, 2, 3, 4. This elevation must be at least 1 ft above the established BFE. Please add a note that an elevation certificate will be required at the time of construction in order to ensure compliance. These requirements are now apart of the adopted City building code. 2. A drainage easement will need to be placed on the lots with floodplain in order to preclude construction in the floodplain. 3. The water line design is proposing 3 dead -ends. Please redesign to cut this number to 1 or place a hydrant and /or blow -off at the end. 4. Please ensure your drainage design complies with City regulations. Otherwise, more inlets and easements may be necessary. 5. Please add note concerning access for lots 27, 28, 29 to be from Velencia Court. Will Lot 1 be restricted to taking access in the short 55.48 ft span?
