The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Wednesday, April 24, 5:00 p.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for May 2, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised final plat; and, One (1) Mylar original of the revised final plat with the appropriate signatures. Attachments: Staff review comments cc: Lick Creek LTD., Craig Brown, 420 Tarrow, College Staiton, TX, 77840 Case file #02- 00500069 Home of Texas A &M University MEMORANDUM April 25, 2002 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson @ci.college - station.tx.us SUBJECT: FINAL PLAT for LICK CREEK SUBDIVISION (FP) Item: Discussion and possible action on a Final Plat FP consisting of Lick Creek Subdivision Phase 1 on approximately 4 acres located south of Graham Road on SH 6 South. (02- 00500069) Applicant: KERR SURVEYING Staff Recommendations: Staff recommends approval of this item as submitted. Item Summary: This item is for the consideration of a Final Plat for Lick Creek Subdivision Phase 1. The property is currently zoned C -1. TXDOT has required that no access be taken from the first 114'. A note has been placed on the plat to this effect. This requirement should not be a difficulty for the development of the site due to the fact that the southern boundary of the floodplain measures approximately 80', as it is. This leaves roughly 460' of frontage providing space for one driveway location. Spacing of adjacent driveways and /or streets on frontage roads is 350'. Frontage roads must meet major arterial requirements. The Subdivision is bounded along the highway by a 24" water main and a 10" sewer main. The plat includes a 30' landscape buffer between the subject tract and the residential area to the west as required by the rezoning ordinance. Comprehensive Plan Considerations: Land Use Plan: Regional Retail. Thoroughfare Plan: State Hwy 6 is classified as a Freeway /Expressway and Bridle Gate Drive is a Minor Collector. Parkland Dedication: N /A. Open Space Dedication: Greenway dedication considered. Special Area Plans: N/A Budgetary & Financial Summary: N/A Attachments: 1. Area map 2. Application 3. Copy of Plat STAFF REVIEW COMMENTS NO. 1 Project: LICK CREEK SUBDIVISION (FP) -FINAL PLAT (02- 00500069) ENGINEERING The following was received from TXDOT: This development shows no access to the frontage road. If access is requested in the future, TxDOT will deny access to the northern 114 feet because of a future entrance ramp. (Catherine Hejl — April 11, 2002). Please add a note to the plat in regard to this access. Reviewed by: Spencer Thompson Date: April 14, 2002 ELECTRICAL 1. Developer installs conduit as per city specs and design. 2. Developer installs street lighting as per city specs and design if necessary. 3. Developer provides temporary blanket easement for construction purposes (see attached Dedication Sheet). 4. Developer provides digital of plat and /or site plan for AutoCAD 2000i. Email to rbolin (aD-ci.college- station.tx.us 5. Developer provides easements for electric infrastructure as installed (including street lighting). 6. Upon completion of project surveyed sealed meets and bounds descriptive easements are necessary to release temporary blanket easement.
