Item: Consideration of a FINAL PLAT (minor) for EDELWEISS BUSINESS CTR, LT 3, BLK 2
(FP), consisting of 1.495 acres located on FM 2154 (Wellborn Road) south of Rock Prairie Road.

Applicant: MICHAEL MCCLURE with McClure Engineering for Ms Garland Williams.
Item Summary: The subject property is located immediately south of the Exxon/convenience
store on the southeast corner of the intersection at Rock Prairie Road and FM 2154. The final plat
is in compliance with the City's Subdivision Regulations and also the Edelweiss Master Plan that
was approved in the early 1990's. The Land Use Plan shows this area as Retail Regional. The
subject lot is zoned C-1 Commercial Development, and is adjacent to C-1 Commercial zoned
properties to the north and south. The property immediately adjacent to the east of the subject
property is zoned A-O Agriculture-Open and is the future site for the A&M Presbyterian Church.
The subject property will take access from FM 2154 (Wellborn Road) which is a major arterial on
the City's Thoroughfare Plan. Access will be controlled through application of the City's Driveway
Ordinance, and through proper use of an access easement shown across the frontage of all the
commercial lots along Wellborn Road, including the subject property. Driveway access will be
shared with the property immediately adjacent to the north.
A 16-inch waterline is adjacent to the subject property on Wellborn Road which will provide
adequate water to the site. Sewer is supplied within a 20 feet PUE at the rear of the property.
The drainage will be addressed at the time of site development. The subject property is within the
Sewer Impact Area 92-01 and will be addressed at the time of site development.
Staff recommends approval of the final plat as submitted.
