The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, April 22, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for May 2, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised final plat; and, One (1) Mylar original of the revised final plat with the appropriate signatures. In order to plat this property you must show all easements or other legal instruments affecting the property. My records show a public water line on this property. I will venture to say that most of the time public lines are not on private property unless they are in an easement. It is possible that this one was missed. If that is the case, please provide one at this time. It appears that at least a portion of the easement along the property line will have to remain effective. Your Final Plat has erased the easement all together. This will not be possible. 2. There is FEMA floodplain on this property according to FIRM Panel 48041 C0144C. This is noted as a Shaded Zone X. We do not require the plat to reflect this type of J zone, only 100-year floodplain. However, we would ask for a drainage easement to include the drainage way that traverses the property. Please check the survey calls for closure. I could not get it to close. 4. Please label the 168.23' line segment with the appropriate directional. Developer provides temporary blanket easement for construction purposes (see attached Dedication Sheet). 4. Developer provides digital of plat and/or site plan for AutoCAD 2000i. Email to rbolin@ci_college_station_tx,us. 5. Developer provides easements for electric infrastructure as installed (including street lighting). 6. Upon completion of project surveyed sealed meets and bounds descriptive easements are necessary to release temporary blanket easement. In the Predevelopment meeting it was discussed that development on Lot 3R-1 would need a PUE from Brentwood Drive to the subject property for electrical service. Please provide. 3. When Lot 2R-2 was re-platted, the City asked you to call the easement for the storm drain, from Motel 6 to Commerce Bank, a utility easement. This has been rethought. The plat should be titled and referenced as a "Resubdivision" or "Replat" and not a "Vacating and Resubdivision Plat". 4. Remove the dark line around Lot 2R-1, Block 2 on the "Vacating Plat" (which should be referred to as the "Original Plat"). The dark line on the "Original Plat" should include the same property as the "Resubdivision Plat". 2. Provide a general note which states, for the purposes of signage and buffering, Lots 3R-1 and 3R-2 of Block 1 are one building plot as provided for in the City's Zoning Ordinance. (02- 00500061) Applicant: ARTHUR & WALLENDORF Staff Recommendations: Staff recommends approval as submitted. Item Summary: This item is for the consideration of a Final Plat for the Brentwood Subdivision. Currently Lot 3R-2 is occupied by Gold's Gym. Redline Burger occupied Lot 3R-1, but the structure was removed last year. Now Gold's Gym is seeking to subdivide the lot into two parcels such that the "front" lot, 3R-1, can be developed separately. Both lots are currently zoned C-1. Signage on Texas Avenue will be shared by the two parcels. Access to Lot 3R-1 will be by the existing, on-site access easement. The Parks Board requested that the existing vegetation be preserved. Consequently, we tried to minimize construction activity within the park. Drainage outfall structures, the multi-stage outlet control structure and the perimeter berm are the principle components. The master preliminary plat identifies additional land to the south and southeast to be developed as Single-Family Residential areas. The construction of these areas will impact the park since planned water, sewer and drainage infrastructure must be completed. Steve Arden has met with the parks director, Steve Beachy to remind him of this unfinished construction. Should you have questions or require additional information, please advise.
